Progress in Fulshear: Boomer and Gen X Housing

In Fulshear, Texas, Alder Mesa Holdings has started work on Alders at Cross Creek, a senior living apartment project in Cross Creek Ranch on the west side of Houston.

The development will offer 172 one- and two-bedroom apartment homes for those ages 62 and older. Pre-leasing is slated to begin mid-2022, with the community slated for completion in January 2023.

Fulshear, A Hotbed for Active Adult

The Alder Mesa multifamily is not the only seniors oriented housing under development in Fulshear, which is about five miles west of the Grand Parkway.

ULI Houston Surban Marketplace conference

Del Webb, the active-adult community developer that’s part of the Pulte organization, has just reported a project in Fulshear, said Lindy Oliva, division president for Pulte in Houston. Oliva, speaking at the ULI Houston Surban Marketplace conference Tuesday, said the active adult seniors housing sector is strong. Del Webb Fulshear, located on FM 359, is scheduled to be coming online next summer.

Get Ready For The Aging Generation X

Another ULI panelist, Brent Herrington, president of DMB Development, noted that the front edge of the Generation X cohort recently turned 55 years old. Gen X, the generation following the Baby Boomers and preceding the Millennials, is typically defined as people born from 1965 to 1980.

Cross Creek Ranch Ranked No. 36 in Nation

Alders at Cross Creek multifamily project is set to include 19,000 SF of club-like amenities, including a pub-style game room with private wine lockers, internet coffee bar, heated pool and spa, a fitness center, movie theater, arts and crafts room, hair and nail salon, putting green and dog park.

“This is a valuable addition to the type of housing offered in Cross Creek Ranch,” said Rob Bamford, General Manager of Cross Creek Ranch. “We have many multiple generations of families already living here, and the Alders at Cross Creek will allow even more grandparents to live close to their children and grandchildren.”

The Fulshear project the fourth Alders senior community. Alders at Rockwall near Dallas offers 144 units and Alders at Magnolia north of Houston is a 184-unit complex. Alders at Twin Creeks in Allen, north of Dallas, operates under the Larkspur senior living brand and offers 243 units.

Ranked No. 36 among the nation’s 50 top-selling communities, Cross Creek Ranch offers homes priced from the $260,000s by nine builders. The 3,200-acre community is located in Fulshear along the Westpark Tollway and Texas Heritage Parkway now under construction.
