Caldwell Launches 2,300-Acre Master-Planned Community

HOUSTON – (Realty News Report) – Caldwell, a Houston-based development firm, has begun construction on The Highlands, a 2,300-acre master-planned community that will eventually include approximately 4,000 homes.

The Highlands is located in southern Montgomery County, roughly midway between Interstate 45 and U.S. 59.

Caldwell aims to create the atmosphere of a national park, featuring large recreational lakes, a 300-acre nature preserve, and a sandy beach area along the San Jacinto River, while preserving much of the property’s existing mature forest.

Streets Named After National Parks

“The topography of this site is what really sets it apart,” says Peter Barnhart, vice president of Land Development for Caldwell. “We wanted to be good stewards of the natural resources, and the densely treed setting has greatly influenced the community’s design. Even the streets are named after national parks.”

Located within the New Caney Independent School District, the property sits just west of FM 1314 along the Grand Parkway. The Highlands will also include a new elementary school, scheduled to open in the fall of 2024.

The community is planned for a soft opening in late fall, with a formal grand opening targeted for mid-2022.

“We’ve gone to great lengths to ensure there’s something for everyone at The Highlands,” Barnhart says. “Homes will start in the $290,000s and will offer a wide variety of home types to suit residents at every stage of life.”

Built by many of Houston’s notable homebuilders, prospective buyers will be able to tour model homes in the community’s Model Home Park later this fall. The Highlands’ builder lineup includes Beazer Homes, Caldwell Homes, Coventry Homes, David Weekley Homes, Drees Homes, Empire Communities, Highland Homes, Lennar Homes, Newmark Homes, Partners In Building, Perry Homes, and Ravenna Homes.

The Highlands will also offer active-adult homes specifically designed for residents aged 55 and older. Patio homes for active adults will include lawn maintenance as part of the HOA dues to support a lock-and-leave lifestyle. Caldwell has experience with age-restricted communities and has developed several +55 communities such as Del Webb Sweetgrass, The Heritage at Towne Lake, Chambers Creek Ranch, and The Trails at Rock Creek.

Fred Caldwell is president and CEO of Caldwell Companies, the developer behind Towne Lake, which was named the 2019 GHBA Master-Planned Community of the Year.

Caldwell played defensive line for the Texas A&M football team in the 1980s, when Gary Kubiak was the team’s quarterback.
