CBRE Leases Channelview Space

In Channelview, Texas, Wesco Distribution has leased 376,067-SF at Carpenters Logistics Center Building 1, a Class A logistics facility located at 15600 Carpenters Logistics Drive in Channelview in east Harris County.

CBRE arranged the lease on behalf of an affiliate of Trammell Crow Company, the developer of the project. CBRE’s Cape Bell, Jason Dillee, and Kayla Ripple represented the landlord.

The project is located two miles east of the Interstate 10 and Beltway 8 East interchange and is 16 miles northwest of the Port of Houston Barbours Cut Container Terminal in Houston’s southeast industrial submarket.

“This transaction serves as a strong example of the strategic leasing activity driving the success of Beltway-centric industrial properties and highlights Carpenters Logistics Center’s competitiveness in today’s market,” said Bell, a senior vice president at CBRE.

In addition to leasing the warehouse space, Wesco Distribution also leased a five-acre industrial outdoor storage (IOS) yard. Wesco Distribution, Inc., an affiliate of Wesco International and a leading provider of business-to-business distribution, logistics services, and supply chain solutions.

Wesco leased half of the Carpenters Logistics Center and an additional 376,000-SF remains available for lease.

The development began about three years ago after a Trammell Crow partnership purchased 52 acres near Sheldon Road and Carpenters Bayou.

“Successful industrial developments begin with identifying locations that will remain competitive long into future, and we saw that opportunity at this site in Channelview,” said George Farish, a Principal with Trammell Crow in Houston. “Carpenters Logistics Center was designed to capitalize on the area’s exceptional transportation access and growing importance as a logistics hub within Houston’s dynamic southeast submarket.”

Last month, Trammell Crow reported it was starting 687,000 SF of spec industrial space known as Phase II of Blue Ridge Commerce Center, located at at the northeast corner of Fort Bend Parkway and McHard Road in Fort Bend County. Trammell Crow is developing the project in partnership with Daiwa House, a major Japanese home builder that has been buying home builders in the United States.
