Emerson Acquires Westchase Office Building in Major Deal

HOUSTON – Emerson, the St. Louis–based technology and engineering firm, has purchased a two-story, 151,000-square-foot building at 6001 Rogerdale Road in the Westchase area.

The transaction was handled by JLL brokers Rudy Hubbard, Kevin McConn and Rick Goings, with Curtis Stanton of Axiom representing Emerson. The seller was 111 Realty OPO LLC of Fort Worth.

Emerson already owns the adjacent property, and this acquisition allows the company to consolidate and expand its local footprint. According to JLL, the Westchase submarket has experienced significant negative absorption so far this year.

Built in 2008, the 6001 Rogerdale Road building has functioned as a single-tenant corporate campus since completion.

“This opportunity enabled the buyer to gain control of the neighboring property and support future business growth,” said Rudy Hubbard.

Notable building amenities include an on-site café and multiple break rooms for employees, plentiful parking, and direct access to Beltway 8 and the Westpark Tollway, making the location convenient for commuters and clients.

JLL research notes that the Westchase office submarket was hit hard by the downturn in the oil and gas sector. The submarket reported 552,278 square feet of negative net absorption year to date and maintains a vacancy rate of 28.3 percent.
