Texas Ranch for $180M: For Sale: 78,000-Acre

In Spearman, Texas, The 77,721-acre Turkey Track Ranch in the Texas Panhandle is for sale with the Texas-sized price tag of $180 million.
The ranch, which is north of Amarillo, has 26 miles of frontage along the Canadian River.
The Turkey Track Ranch brand dates back to 1878.
Stretching from Caprock country to the Canadian River, the ranch includes high mesas, open range, sheltered draws and river bottoms. Water is plentiful. In addition to the river, the ranch has eight major creek basins and natural springs, with the Ogallala Aquifer beneath the land. Across the property, 64 water wells serve livestock and wildlife, while five irrigation pivots cover 838 acres.
“I have represented some of the great ranches of the American West, and Turkey Track belongs in their company,” said Icon Global founder Bernard Uechtritz, who is marketing the ranch. “The water here is extraordinary, the legacy and history incredible. It is a best in class, and rarity both. Available legacy ranches with this scale, production, recreation and history are today few and far between, scarce anywhere in the American West. Nearly 80,000 acres under one fence, a 25 percent mineral stake and more than a century of family ownership make this a very rare offering.”
“This is a ranch you buy with the next hundred years in mind.”, Bernard Uechtritz
About two years ago the ranch was for sale, and negotiations were in progress with a buyer, when a fiery catastrophe occurred.
A fallen utility pole adjacent to the Turkey Track Ranch boundary brought down live power lines and a fire began in February of 2024.
Recorded as the largest wildfire in Texas history and burning over 1 million acres to the township of Canadian and into Western Oklahoma, the fire was responsible for the killing of thousands of head of livestock, two human fatalities and the destruction of approximately 500 buildings.
It was called the Smokehouse Creek Fire and it burned approximately 60% (46,000 acres) of the property’s range land.
The would-be sale of the ranch dissolved and the owners took the ranch off the market.

After the fire, the land has come back with renewed strength and vigor, including robust regrowth of native vegetation, pastures and wildlife, Icon Global said. About 65 miles of new fencing have been installed and the cattle operation had regained footing. The managers of the ownership shareholders recently voted to resume public marketing and proceed with the sale of the ranch.
T. Coble purchased the original headquarters property of the ranch in 1916. More than a century of Coble and Whittenburg ownership has carried that history into the present offering.
The sellers are offering a 25% mineral stake as part of the deal.
Turkey Track Ranch is not the only large ranch to be in play in the region.
In July, the Double V Ranch, a sprawling 73,600-acre cattle ranch with a gently rolling terrain in Fort Sumner, New Mexico, was placed on the market with a price tag of $35.2 million.
