Tanglewood Area: Work start for Condo Tower

Work start for Condo Tower in Tanglewood Area

HOUSTON,– The Hawthorne, the only high-rise condominium project to begin construction in Houston this year, was celebrated with a silvery-shovel work start on Wednesday.

With prices starting at $1.2 million, the 17-story tower will be rising in the Tanglewood area at 5656 San Felipe, near Chimney Rock Road.

Pelican Builders, a Houston-based residential firm founded by Robert Bland, is the developer of The Hawthorne, which will have 67 residences.

The Kirksey-designed tower is set to feature outdoor terraces, expansive interiors, and public indoor and outdoor areas designed by Lauren Rottet of Rottet Studio.

Acres Capital Corp. originated an $89 million construction loan to Pelican Builders and its partner, the Ranman USA investment firm, for the project.

The Hawthorne, marketed by the Douglas Elliman realty firm, will contain 164,546 net-sellable SF and 19,712 SF of outdoor space. The condo will have a 67-foot swimming pool with surrounding cabanas, a total of 178 parking spaces and 67 storage units.

The developers say The Hawthorne was designed “in keeping with Tanglewood developer William Giddings Farrington’s original plan for the Tanglewood neighborhood. Rottet is placing a premium on green spaces at The Hawthorne, _so named for Nathaniel Hawthorne, the author of Farrington’s daughter’s favorite childhood book – Tanglewood Tales – starting with the building’s port-cochère, which will be surrounded by views of greenery set behind an ivy-clad privacy wall lined with live oak trees.”

The swimming pool deck will be appointed with chaise lounge chairs on grassy lawns, rather than hardscape. The average unit size is 2705 SF.

The Hawthorne tower is not the only new high-rise residential tower for the Tanglewood area.

The Tanglewood Corp., the real estate firm founded by Mr. Farrington, recently laid out plans to develop a 33-story, $300 million condo at the northeast corner of Tanglewood Boulevard and San Felipe.

Tanglewood Corp.’s condo is proposed for a site that was the subject of controversy in 2019. A development group including Hines, Watermark Retirement Communities and Canyon Ranch was considering a 20-story upscale seniors project on the site. The Tanglewood Homes Association filed suit, maintaining the seniors building was not aligned with neighborhood covenants. Plans for the seniors project were dropped.
