Houston Chef Ronnie Killen Opens Barbecue Spot in The Woodlands

HOUSTON – (Realty News Report) – Renowned chef Ronnie Killen has acquired a second restaurant property in The Woodlands, securing a permanent home for his popular barbecue pop-up and reclaiming outdoor space for his adjacent steakhouse.

Killen’s Texas Barbecue is slated to open this summer at 8800 Six Pines Dr. in Shenandoah. The 4,249-square-foot building sits on a 1.4-acre lot and will undergo comprehensive interior and exterior renovations. The site is located directly across the street from Killen’s Steakhouse, which opened in 2019.

“The Killen’s Texas Barbecue pop-up operates only on weekends, and demand is so strong that customers often form lines that wrap around the steakhouse,” said J.J. McDermott, vice president with Houston-based NewQuest Properties. McDermott and Jon Jamison, also a vice president at NewQuest, represented Killen’s Restaurant Group in the transaction.

The Woodlands location will be the second Killen’s Texas Barbecue, following the original opening in Pearland in 2013. Chef Killen, a 2018 James Beard Award recipient, is widely regarded as one of the region’s leading chefs. His restaurant portfolio includes five concepts spanning barbecue, burgers, Tex‑Mex, and STQ, a steak-and-barbecue hybrid.

The recently purchased parcel was previously home to a Culver’s restaurant. The seller, PDQ Texas RE Woodlands LLC, was represented by Josh Jacobs of Edge Realty Partners.

With this acquisition, Killen will occupy two adjacent properties along one of The Woodlands’ busiest corridors. The site is less than one mile from The Woodlands Mall and close to Interstate 45, offering strong visibility and convenient access.

“We considered several opportunities in The Woodlands, and this proved to be the best option because Killen’s already has an established presence here,” McDermott said.

The property originally went on the market in 2018, just before the Culver’s location closed. Its strong location made it attractive to both investors and restaurant operators. After a prior contract fell through, Killen’s moved quickly to secure the site.

“The timing worked out in our favor,” McDermott added. “It’s an excellent site.”

Renovation work on the building and grounds is set to begin in the coming weeks. Plans include installing outdoor smokers and expanding the patio to accommodate more guests and enhance the barbecue experience.
