Johnson Purchases 630 Acres to Expand Harvest Green Community

RICHMOND – (Realty News Report) – Johnson Development has completed the acquisition of a 630‑acre parcel adjacent to its Harvest Green community on the southwest side of the Houston area, near the Grand Parkway.

This new acreage will provide lots for roughly 1,400 additional homes in Harvest Green, a master‑planned community designed with an agricultural theme and a focus on sustainable living.

Jerry Ulke, General Manager of Harvest Green, says homesites in the newly acquired section should be ready for builders by the second quarter of 2022.

“Our farm‑themed community has resonated with buyers looking for a more sustainable lifestyle,” Ulke said. “Over the past two years, Harvest Green has ranked among the nation’s 50 top‑selling master‑planned communities. Last year we sold nearly 500 new homes. Because of strong sales, builders had fewer than 100 homesites available throughout 2021. This additional land will help meet clear demand.”

Homebuilding has been strong nationwide as low mortgage rates helped fuel a surge in homebuying. Millennials continue to be a major force in the market: Zonda reported that 66 percent of new homes sold in the Houston area in 2020 were purchased by buyers in that generation.

National Association of Realtors: More Home Building Needed Immediately

Prices for both existing and new homes have risen sharply in many markets, while overall inventory remains exceptionally tight. The National Association of Realtors recently emphasized that increasing home construction is a critical national need.

Supply constraints are affecting the industry. Lots, lumber and other building materials are in short supply, said Houston housing analyst Lawrence Dean of Zonda. “We’re seeing builders run out of lots,” Dean said.

In the Houston region, builders recorded 36,700 single‑family starts in 2020 with 34,500 closings. Zonda forecasts 33,500 to 36,500 starts in the Houston area for 2021.

Earlier this week, Land Tejas announced the acquisition of 646 acres in northwest Harris County for a new master‑planned community called Cypress Green in Hockley, near FM 2920.

Goats, Chickens and Garden Plots

The new Harvest Green section will include a mix of home styles with lot widths ranging from 40 to 75 feet. Model homes are expected to open in fall 2022, with home sales beginning around that time. Builder selections and pricing have not yet been finalized.

Additional community amenities are planned for the new section, including parks, trails, expanded green space and a pool. Residents will also have access to existing Harvest Green features such as the Village Farm. Oyster Creek meanders through the new property for approximately 1.7 miles, enhancing the site’s natural appeal.

Current builders in Harvest Green include Coventry Homes, David Weekley Homes and Perry Homes, with prices starting in the $300,000s. A signature element of the Harvest Green lifestyle is the 12‑acre Village Farm, which includes produce fields, an orchard, a vineyard and pens for goats and chickens. Residents may join the Farm Club and reserve plots to grow their own produce with guidance from professional farmers. A farmers market is held on the third Saturday of each month.

Residents also enjoy the Farmhouse recreation complex, which features a fitness center, resort‑style pool, trails and multiple parks and playgrounds. The Messina Hof Harvest Green Winery & Kitchen is located on site at 8920 Harlem Road.
