HOUSTON – (Realty News Report) – McNair Interests, affiliated with the ownership of the NFL’s Houston Texans, is preparing to break ground on a 330-unit apartment community in the Westchase District of west Houston.
The McNair site, one of the largest remaining vacant tracts in urban west Houston, sits at 400 West Sam Houston Parkway South at Deerwood Road and boasts 715 feet of frontage on Beltway 8.
The 400,000-square-foot apartment development, to be named Remy on the Trails, will provide convenient access to the Terry Hershey Park Hike & Bike Trail. The community is planned around a secluded three-acre lake with a private walking trail and a dock designed for paddle boarding, kayaking, and fishing.
The Dream of a Corporate Campus Died
McNair acquired the site about a year ago from Cameron International in a deal handled by Justin Tunnell of Lee & Associates – Houston. Cameron International had held the property for more than seven years with intentions to build a corporate campus, but a severe downturn in the energy industry derailed those plans.
Based in Houston, McNair Interests maintains a sizable real estate portfolio. One notable holding is a six-acre site at the northwest corner of Richmond Avenue and Post Oak Boulevard near The Galleria. Skidmore, Owings & Merrill produced a design for a major mixed-use development on that parcel.
WiredScore Home Ranking of Connectivity
For Remy on the Trails, McNair is pursuing a WiredScore Home rating, a certification that evaluates residential connectivity and internet performance throughout a property.
“People expect more from technology in their homes than ever before. For our communities, we go the extra mile to ensure seamless reliability, speed, and flexibility is standard,” said Drew Steffen, Senior Vice President, Real Estate at McNair Interests. “Remy on the Trails is proud to partner with WiredScore Home to validate the quality of network access residents experience anywhere on the property—indoors, outdoors, working, relaxing, in their residence, or in shared lounges. This is the new standard in residential convenience.”
WiredScore Home builds on WiredScore’s commercial real estate certification, which has evaluated more than 700 million square feet across twelve countries since launching in 2013.
The certification helps developers design robust connectivity systems for new buildings to avoid costly retrofits later. To date, 42 buildings in North America and over 14,000 apartments have registered for WiredScore Home. Residential developers participating in the program include McNair Interests, Hines, Greystar, J.P. Morgan, KingSett Capital, Starlight Developments, UDR, Cadillac Fairview, The John Buck Company, Skanska, Crescent Communities, and Ascentris.
