First Latitude Margaritaville in Texas: Minto Communities secures 1,318 Acres
In Texas City, Texas, Minto Communities USA will hit the ground running on its development of Latitude Margaritaville Galveston Bay in Texas City, the first Latitude Margaritaville community in Greater Houston and Texas.
The Florida-based developer closed on the previously reported purchase of a 1,318-acre property in Texas City on Monday and will begin site development for the 3,500-residence active adult community this week. The land is between Highways 3 and Highway 146, north of the Emmett F. Lowry Expressway and extending toward Moses Bayou.
“Closing on the property reflects the confidence we have in Texas City and the greater Houston market,” Minto Communities Division President, Acquisitions & Development, Dutch Neuweiler said when the deal was released. “The Galveston Bay area offers an exceptional combination of coastal living, connectivity and access to the destinations and services our residents value. We’re excited to build on our momentum as we move forward with bringing the Latitude Margaritaville lifestyle to Texas.”
The closing follows the Texas City Commission’s September approval of the Planned Unit Development and Development Agreement that established zoning for the property and outlined the responsibilities of both the developer and Texas City.
Inspired by singer-songwriter Jimmy Buffett, Latitude Margaritaville communities offer a laid-back lifestyle centered around fun, food, music, and escapism. The Texas City development is set to feature Minto’s award-winning single-family, villa, and cottage homes, and the brand’s signature resort-style amenities, including a Town Square with a bandhsell for live music and dancing, fitness center, restaurant, theater, pool, tennis, pickleball and bocce ball courts, and dog park.
Minto is targeting an early 2028 grand opening for the community.
It will join other Margaritaville branded lifestyle properties in Texas including Margaritaville Lake Resort Lake Conroe-Houston, Camp Margaritaville Resort Crystal Beach on the Bolivar Peninsula, plus others in development. Margaritaville at Sea will launch cruise service from Galveston next year.
Based in Florida since 1978, Minto Communities USA has built more than 38,000 new homes in 48 communities. Latitude Margaritaville communities for ages 55 and up are open in Daytona Beach and Watersound, Fla., and Hilton Head, S.C.
