HOUSTON – (Realty News Report) – Bold Fox Development, in partnership with Chesmar Homes, HistoryMaker Homes and Empire Communities, has acquired 469 acres on the northwest side of Houston in Waller County to build a master-planned community.
The property sits north of Highway 290 near FM 362 and Owens Road, just north of the Beacon Hill site currently being developed by Wolff Companies.
The new community will feature an agrarian-inspired design intended to create a pastoral contrast to Houston’s urban environment, emphasizing open space, natural landscaping and a rural ambiance.
The 469-acre tract was purchased from the Wood family, with the sellers represented by Alex Makris and Jeff Pittman of NAI Partners. Duane Heckmann and Kirk Laguarta represented the buyer group.
“Waller County continues to experience rapid growth—evidenced by this 469-acre sale and the 564-acre Beacon Hill parcel where Jeff and I also represented the landowner in the sale to Wolff Companies—and it’s gratifying to help our communities expand with quality development,” said Makris. “This site at FM 362 and Owens Road will likely become a first-class, single-family master-planned community, bringing much-needed single-family housing to the Waller area.”
The development will include approximately 1,200 homes and highlights Waller County’s emergence as an attractive option for residential construction. The Northwest Highway 290 corridor has experienced considerable growth recently, making it a logical area for new development as roadway improvements increase accessibility and infrastructure expands.
Other builders have been active in the Highway 290 Waller corridor or scouting nearby land. Last year, Long Lake Ltd. acquired 270 acres within Wolff’s Beacon Hill project to develop a master-planned neighborhood of about 870 homes. Wolff also purchased an additional 43 acres with Highway 290 frontage to expand Beacon Hill.
Bold Fox Development’s new community is expected to include some homes priced under $300,000, supporting demand for attainable single-family housing in the region.

Future residents will enjoy the quaint rural setting near the City of Waller, while Highway 290 offers an easy commute to employment centers such as The Woodlands or the Energy Corridor.”
Bold Fox Development is also actively developing Venetian Pines in Conroe, where home sales are expected to begin next month. In the fall, the company closed on a 20.8-acre tract in Tomball as part of its ongoing regional expansion.
