HOUSTON – (Realty News Report) – JFC International, a food distributor specializing in products from Japan and other Asian manufacturers, has leased a 134,800-square-foot industrial building in northwest Houston.
JFC International was represented by Billy Gold of CBRE. John Nicholson and Trey Horne of Colliers represented the landlord, Cabot Properties Inc., in the transaction.
The property, known as Langfield Distribution Center, is located at 6415 Langfield Road.
“Langfield DC is an excellent example of a Class A infill distribution center with contemporary amenities,” said John Nicholson, Principal and Director of Colliers. “Its location and scale in northwest Houston will support JFC’s workforce and ongoing supply chain operations.”
Langfield Distribution Center is a new Class A facility sited on 8.5 acres just north of Highway 290. The property includes 56 employee parking spaces, 33 trailer spaces, 24 overhead doors and 60-foot loading bays. JFC International has leased the entire building.
The Langfield Distribution Center sits within Houston’s Northwest Near industrial submarket, which contains approximately 18.5 million square feet of industrial space. That submarket is roughly 96.7 percent occupied and has an average asking rental rate near $8.14 per square foot.
Across the Houston region, the industrial market reported a 9 percent vacancy rate—up from 8 percent a year earlier—with about 15.4 million square feet under construction, according to a second-quarter Colliers report.
“The second quarter of 2021 showed a return to more typical absorption levels after a slow first quarter, suggesting vacancy rates should begin to improve by the fourth quarter or early 2022. Overall momentum in the industrial sector remains strong,” said Patrick Duffy, president of Colliers Houston.
