Oakmont Builds Massive Spec Warehouse in Emerging Distribution District

Oakmont is developing a 673,785 SF spec warehouse near Interstate 10 west of Houston.

HOUSTON – Atlanta-based Oakmont Industrial Group has begun construction on Oakmont West 10, a 673,785-square-foot speculative warehouse located within the West Ten Business Park along Interstate 10, west of Houston. The project sits on a 42-acre parcel that Oakmont acquired from Parkside Capital.

John Simons and Holden Rushing of NAI Partners brokered the land sale and will handle leasing for the Oakmont West 10 facility. Construction is scheduled for completion in July.

“Oakmont West 10 is well positioned to capture the next major e-commerce or large distribution center requirement in the Houston market,” said Simons.

The Oakmont West 10 site sits near a 900,000-square-foot Amazon distribution center currently under construction, adding to the area’s growing logistics footprint.

Oakmont is developing the building in a strategic national partnership with Pacolet Milliken Enterprises, based in Greenville, South Carolina. Together the partners are targeting leading U.S. logistics markets that benefit from long-term demand driven by e-commerce growth.

West Ten Business Park is a 472-acre, deed-restricted, master-planned industrial campus in the West Houston logistics submarket. The park offers direct access to I-10 via the newly constructed Cane Island Parkway and is approximately four miles from the Grand Parkway interchange, providing efficient regional connectivity.

The West Houston location gives prospective tenants at Oakmont West 10 easy access to major population centers. The site can serve the Greater Houston area as well as Austin (about 135 miles) and San Antonio (about 167 miles), covering more than 10 million residents across those three metropolitan statistical areas and roughly 16 million people within a 200-mile radius.

The park is surrounded by a number of significant distribution operations in addition to the Amazon project, including Medline (500,000 SF), Igloo (approximately 1 million SF plus headquarters), Bel Furniture (340,000 SF distribution center plus a 75,000 SF showroom), Academy Sports & Outdoors (1.4 million SF headquarters campus), Rooms-To-Go (1.5 million SF), 99 Cents Only Store (746,000 SF), and Goya Foods (340,000 SF).
