HOUSTON – (Realty News Report) – Serenity Communities by Gracemark Homes is developing Serenity at Meridiana, a new active-adult community located south of Houston.
Active-adult communities are designed for homebuyers age 55 and older and are attracting buyers from the large Baby Boomer generation seeking low-maintenance homes and a socially engaging lifestyle.
Serenity at Meridiana will sit within Meridiana, a master-planned community along the Highway 288 corridor in Iowa Colony. The gated neighborhood will span more than 45 acres and include 144 homesites.
“There is a real need for more active-adult communities, particularly in south Houston,” said Adrian Jacob, head of the development group. “Our Serenity Communities will offer homes designed for mature active adults and provide exclusive amenities on a scale that encourages a strong sense of community.”
Jacob, an experienced housing industry professional, is launching Serenity Communities with this initial project in Meridiana.
Among new communities in the Houston area, Meridiana ranked 24th in annual housing starts with 230 new homes, according to Metrostudy’s second-quarter report.
“Our focus will be on creating exclusive, intimate neighborhoods that make it easy for like-minded residents to connect and enjoy the active, carefree lifestyle they want,” Jacob added.
Pre-sales for Serenity at Meridiana are expected to begin in October, with two model homes scheduled to open in the second quarter of 2021. Gracemark Homes will serve as the exclusive builder, offering eight floor plans priced from the mid-$200,000s to the upper-$400,000s. Plans will include two- and three-bedroom layouts, open-concept living areas, and covered patios.
Residents will have access to a private clubhouse with a pool, as well as pickleball and bocce courts, and will also be able to use amenities available to all Meridiana residents. A lifestyle director will coordinate activities and events to keep residents engaged.
Separately, Caldwell Communities is developing a 1,200-acre active-adult community north of Houston in Willis. That gated development, Chambers Creek Ranch, is planned to include 3,000 homes for buyers aged 55 and older.
America’s Home Construction Boom
Nationally, the housing market has shown notable strength, supported in part by mortgage rates near 3 percent.
Sales of newly built single-family homes reached their highest pace since 2006 in July, according to the National Association of Home Builders. New data from the U.S. Department of Housing and Urban Development and the U.S. Census Bureau showed sales increased 13.9% to a seasonally adjusted annual rate of 901,000 units. That July rate was 36.3% higher than in July 2019.
“New home sales are benefitting from the suburban shift, as prospective buyers seek more affordable markets and greater residential space,” said NAHB Chief Economist Robert Dietz.
