San Marcos: Olive Breaks Ground

In San Marcos, Texas, Oklahoma City-based Olive Co. has started work on McCarty Park, a 99.8-acre industrial park, between San Antonio and Austin.

Designed to cater to both advanced manufacturing and logistics operations, the Phase I development is slated to deliver in about a year.

Olive Co, based in Oklahoma City, has purchased 6.2 million SF of industrial space since 2020 and this is their first development in the Central Texas Region.

“Breaking ground on this new industrial development is a pivotal moment for Olive Co, and we are excited to contribute to the ongoing economic development of San Marcos and the surrounding region,” said Tom O’Brien, Managing Principal of Olive Co. “This project not only reflects our confidence in the Central Texas market but also our commitment to providing world-class infrastructure that supports the growing needs of businesses.”

Darryl Dadon and Olivia Reed of CBRE in Austin have been hired to market and lease the project on behalf of Olive Co.

McCarty Park is located in Texas Triangle, which is bounded Houston, Dallas/Ft. Worth and San Antonio/Austin. The Texas Triangle is projected to account for a majority of the state’s growth in the decades to come. The current Triangle population is over 20 million.
