Samsung Plant area: Partners Developing Project

Partners Developing Project Near Samsung Plant TaylorPort

In Taylor, Texas, Houston-based Partners Real Estate is developing TaylorPort C, a 572,640-SF speculative, rail-served industrial building on FM 3349 in Taylor, northeast of Austin in Williamson County.

The first two phases of TaylorPort industrial park are leased up.

The new Taylor building, which will sit on 35.3 acres, is being leased by Partners’ John Colglazier, John Simons, and Kyle Kennan.

“You can count on one hand the number of rail-served buildings this size in Central Texas,” said Colglazier. “Tenants who need that combination usually end up looking outside the state, but we wanted to give them a reason to stay.”

The northeast Austin corridor has become one of the fastest-emerging industrial corridors in the state since Samsung began its multibillion-dollar semiconductor manufacturing investment in Taylor. The investment has accelerated population and job growth throughout the corridor, fueling demand for large industrial sites across the region.

In The Samsung site is south of US Highway 79 and west of FM 973, very close to the Partners site. Both Union Pacific and BNSF railroads have rail lines in the area.

The park is about 160 miles from Houston and 180 miles from Dallas. Tesla’s massive Gigafactory is on the east side of Austin. Several other firms affiliated with Elon Musk are located in the Bastrop area east of Austin.

Last year, Partners Capital, the investment platform of Partners Real Estate, purchased Dixie Farm Business Park in southeast Houston. The asset is an eight-building, 196,000-SF flex/retail property located at the northeast intersection of Interstate 45 and Dixie Farm Road. It was 96% occupied at the time of the sale and was the fourth property to be purchased through Partners Capital’s Opportunity Fund V.
