Patrinely Group Starts Construction on 100,000-SF Mixed-Use Project in Springwoods Village

HOUSTON – A joint venture led by Patrinely Group, together with USAA Real Estate and CDC Houston, has broken ground on a 100,000-square-foot mixed-use development in Springwoods Village, north of Houston.

The project comprises a 50,000-square-foot, two-story office and retail building at 1401 Lake Plaza Drive in Spring, Texas, plus a 50,000-square-foot Star Cinema Grill. The development is part of the CityPlace complex in Springwoods Village.

With delivery scheduled for the first quarter of 2019, the building will offer approximately 25,500 square feet of ground-floor retail and 26,750 square feet of office space. The second-floor offices will connect directly to the parking garage via a skybridge entrance.

The site will also house Star Cinema Grill’s newly announced dine-in theater: a 10-screen venue with 1,200 seats.

Retail leasing for the project is being led by Dennis Tarro of Patrinely Group, along with Crystal Allen and Chace Henke from Transwestern. JLL’s Chrissy Wilson and Russell Hodges are handling office leasing.

CityPlace is a 60-acre, fully integrated mixed-use development within the rapidly growing Springwoods Village. Designed to create a new destination that blends work, shopping and living, CityPlace will include up to 4 million square feet of Class A office space, 400,000 square feet of retail, a full-service Marriott hotel, a fitness center and luxury multifamily residences when fully built out.

Springwoods Village itself is a 2,000-acre mixed-use community located along the west side of Interstate 45, between Springwoods Village Parkway and the Grand Parkway in north Houston. Notably, ExxonMobil opened a 3 million-square-foot campus on 385 acres of Springwoods Village in 2014.
