Patrinely Group Tops Out 30-Story Residential Tower in Downtown Denver

DENVER – (Realty News Report) – A joint venture led by Patrinely Group and USAA Real Estate announced that construction has officially topped out on Block 162, a 30‑story Class A office tower in downtown Denver.

The 606,000-square-foot building is scheduled for completion in December 2020, with initial occupancy beginning in January 2021.

“We are long-term believers in the Denver market and have confidence in the strength and continual appeal of Denver as a top business environment and an aspirational destination for individuals and companies,” said Robert Fields, president and CEO of Patrinely Group, the Houston‑based developer leading the project.

Located at 675 15th Street between Welton and California Streets, the tower will pursue LEED Gold certification, reflecting sustainable design and construction practices.

Block 162 offers workplaces with mountain and city views. The building includes 20 floors of office space on levels 11 through 30. Its exterior will feature an all‑glass curtainwall system with 10‑foot clear windows to maximize natural light and provide Front Range panoramas from every office floor. Average rentable floor plates measure approximately 29,800 square feet and are designed without interior columns to allow flexible tenant layouts.

A prominent amenity is the 11th‑floor sky terrace, a landscaped outdoor roof garden that will include an exercise lawn, seating areas and fire pits, creating a communal space for occupants to relax and gather.

Designed by Gensler, the podium tower includes three levels of underground parking and a 10‑story above‑grade podium garage. Swinerton is serving as the general contractor for the project.

The landlord’s leasing team is led by Dennis Tarro of Patrinely Group, along with Doug Wulf and Todd Wheeler of Cushman & Wakefield.

Patrinely Group is also developing an office tower in downtown Salt Lake City and has delivered multiple projects in partnership with USAA Real Estate, which maintains a diversified portfolio across office, industrial/logistics, multifamily, retail and hotel property types.
