Property Sold for Development with 6,200 Homes, Market briefs

In Austin, The Ridge, a 1,736-acre large-scale planned development site outside of Austin, has been sold to Wilson Capital.
The Ridge will ultimately feature more than 6,200 single-family homes, a 13-acre amenity center and approximately 60 acres designated for commercial and multifamily development.
The development is near Niederwald, which is south of Austin and east of Kyle.
Newmark’s Steven Boice brokered the transaction between Walton Global and Wilson Capital.
Construction on the residential component is slated to begin in late 2026, with home builders including First America Homes and Hakes Brothers already committed to the project.
“The Ridge will be a defining large-scale planned community for Central Texas,” said Boice. “Its thoughtful layout will meet the needs of homebuilders, retailers and residents for years to come.”
Designed to serve the region’s rapidly expanding population, the community is set to feature 119 acres of parks and open space, including nature trails, a community hall and a fishing camp. An additional 57 acres have been reserved for future educational facilities within Hays Consolidated Independent School District, including sites for an elementary, middle and high school.
Strategically located near State Highway 21 and State Highway 130, The Ridge offers convenient access to Austin-Bergstrom International Airport, downtown Austin and major employment hubs, including Tesla’s Gigafactory Texas and the rapidly expanding manufacturing corridor in eastern Travis County.
As stated by Newmark Research, the Austin metropolitan area continues to benefit from strong economic fundamentals. The region ranked first among the nation’s top 50 metropolitan areas for job growth in 2025, adding approximately 27,200 jobs, a 2% annual increase. This sustained economic expansion continues to support population growth and long-term housing demand.
