Renovation Underway at 1001 Fannin Tower in Downtown Houston

HOUSTON — A multi-million-dollar modernization is underway at 1001 Fannin, the 49-story office tower in downtown Houston.

The Class A building offers 1.3 million square feet of office space and sits about three blocks from Discovery Green park.

The renovation program introduces an 8,000-square-foot fitness center and a new tunnel-level tenant lounge outfitted with multiple entertainment amenities, seating, and gaming areas. The main lobbies have been upgraded with hotel-style touches, including new escalators, enhanced artistic lighting, and a new coffee bar with open seating that creates numerous collaboration opportunities for tenants and visitors.

Work on a complete overhaul of the North and South exterior plazas is scheduled to begin this month. Those exterior improvements will add collaborative outdoor lounges to enhance the tenant experience both inside and outside the building.

All building renovations are expected to be finished by mid-2020, with a building conference center planned for delivery in 2021.

Located on a block bounded by Fannin, McKinney, San Jacinto and Lamar streets, 1001 Fannin is within walking distance of major downtown destinations including the Toyota Center, Minute Maid Park, the Four Seasons Hotel and the George R. Brown Convention Center. The building also has easy access to many dining and retail options such as Pappas Steakhouse, III Forks, Morton’s The Steakhouse and Leaf & Grain.

Houston-based Colvill Office Properties specializes in landlord representation for office buildings and currently directs leasing and marketing for 17 million square feet of Class A office space in the Houston market. The firm currently leases approximately 32 percent of downtown Houston’s office space.
