Solar Manufacturer Supersizes Tomball Campus

In Tomball, Texas, SEG Solar, a Houston-based solar manufacturer serving utility-scale, commercial and residential markets, has purchased two additional buildings at Northwest 99 Business Park, a project of Clay Development & Construction at Mueschke Road and the Grand Parkway in Tomball.

The manufacturing buildings, totaling 1.15 million sq ft, will give SEG Solar 8.6 gigawatts of annual module capacity at Northwest 99, bringing its total U.S. module capacity to 10.6 GW in 2027. Combined with the 425,360-SF building SEG Solar purchased in 2025, the transactions bring SEG Solar’s footprint at Northwest 99 to 1.58 million SF.

Jon Lindenberger and Barkley Peschel of Colliers represented SEG Solar in all three transactions, working with Clay Development in the process.

Clay Development started work on the 172-acre business park in northwest Harris County in 2024. At the time, it was among the Houston region’s first large scale spec industrial developments designed specifically for manufacturing.

Solar and alternative energy manufacturers have become major users of Houston industrial space, with at least seven notable solar energy real estate deals in the last two years, Robert Clay, president of Houston-based Clay Development & Construction, said in a previous interview with Ev Konut Proje.

“Houston has become the Capital of Solar Energy,” Clay said.

At Northwest 99, SEG Solar is ramping up production at Building 1, the 425,3600-SF building it purchased in 2025 and built out for solar module manufacturing.

Building 2, containing 450,320 SF, is under construction and planned for conversion into an additional solar module manufacturing facility. Building 3 is a 704,080-SF build-to-suit warehouse under construction to support the company’s growing distribution needs.

The Tomball campus is part of SEG’s growing operations in the Houston region. In 2023, Lindenberger and Peschel represented SEG in the purchase of the company’s headquarters and original manufacturing facility on Telge Road, which initially totaled 160,000 SF before expanding to 235,000 SF. With the additional space at Northwest 99 Business Park, SEG Solar’s existing and planned footprint across its Houston locations will total approximately 1.81 million sq ft.

“We’ve worked with SEG Solar through all stages of its growth in Houston, and each expansion has brought different requirements,” said Jon Lindenberger of Colliers. “The Northwest 99 development has given the company the ability to increase its manufacturing capacity while securing additional space for its distribution operations. Having that flexibility in one development has been important as their needs have grown.”

SEG Solar is also evaluating opportunities for a future solar cell manufacturing facility in the Greater Houston area, as stated by Colliers.

The two manufacturing facilities are slated to create more than 1,500 local jobs.

“Northwest 99 gives SEG Solar the room to build what we set out to build from the start: an integrated U.S. manufacturing campus in Tomball,” said Jun Zhuge, Chairman and Founder, SEG Solar. “With our first plant here ramping and the second under construction, we are on track for 10.6 GW of U.S. module capacity in 2027, bringing more of the solar supply chain, and the jobs that come with it, back to Texas.”
