HOUSTON – (Realty News Report) – The Hawthorne, the only high-rise condominium to break ground in Houston this year, marked its start of construction with a ceremonial silver-shovel groundbreaking on Wednesday.
Priced from $1.2 million, the 17-story tower will rise in the Tanglewood neighborhood at 5656 San Felipe, near Chimney Rock Road.
Pelican Builders, a Houston-based residential developer founded by Robert Bland, is developing The Hawthorne, which will include 67 residences.
Designed by Kirksey, the tower will showcase outdoor terraces, generous interior layouts, and thoughtfully designed public indoor and outdoor spaces by Lauren Rottet of Rottet Studio.
Acres Capital Corp. provided an $89 million construction loan to Pelican Builders and its partner, Ranman USA, to fund the project.

Marketed by Douglas Elliman, The Hawthorne will offer 164,546 net sellable square feet and 19,712 square feet of outdoor amenity space. Amenities will include a 67-foot swimming pool with surrounding cabanas, 178 parking spaces, and 67 dedicated storage units.
The developers say The Hawthorne was conceived to align with Tanglewood founder William Giddings Farrington’s original vision for the neighborhood. Designer Lauren Rottet emphasizes green space throughout the property — a fitting touch given the building’s name, which references Nathaniel Hawthorne, the author of Farrington’s daughter’s favorite childhood book, Tanglewood Tales. The building will feature a port-cochère framed by landscaped views, an ivy-clad privacy wall, and a row of live oaks.
The pool deck will be furnished with chaise lounges set on grassy lawns rather than hardscape, reinforcing the project’s focus on outdoor living. The average residence will measure approximately 2,705 square feet.
The Hawthorne is one of several new high-rise residential projects planned for the Tanglewood area.
Tanglewood Corp., the real estate firm founded by William Giddings Farrington, recently announced plans for a separate 33-story, $300 million condominium at the northeast corner of Tanglewood Boulevard and San Felipe.
That proposed Tanglewood Corp. tower occupies a site that drew controversy in 2019. At that time a development team including Hines, Watermark Retirement Communities and Canyon Ranch considered a 20-story upscale senior living project for the lot, but the Tanglewood Homes Association sued, arguing the proposal conflicted with neighborhood covenants. The senior-living plan was subsequently dropped.
