Baker Botts Anchors Stream’s New Office Tower in Downtown Austin

Baker Botts leased 50,000 SF in Stream Realty’s RiverSouth building, which is under construction in downtown Austin.

AUSTIN – Baker Botts, the Houston-founded law firm established in 1840, has signed a lease for 50,000 square feet in RiverSouth, a 15-story office tower currently under construction in downtown Austin.

Developed by Stream Realty, RiverSouth will offer approximately 330,000 square feet of office space and 18,000 square feet of retail. The project is scheduled for completion in 2021.

The tower occupies a 1.5-acre site on the south side of Lady Bird Lake along South First Street. The location was previously home to a Hooter’s restaurant that was recently demolished to clear the site for development.

Baker Botts, which maintains a team of more than 70 attorneys in Austin, will occupy roughly one-and-a-half floors and relocate its local office from the San Jacinto Center downtown, where the firm has been located since 1988.

“Walkability and accessibility to retail and entertainment districts, as well as Austin’s beloved hike and bike trail, was the biggest draw for us. We see South Central Waterfront as a steadfast investment and we’re proud to be the first tenant to join Stream and put on our stamp on the area. Situated at 401 South 1st Street, RiverSouth is being built on a triangular 1.45-acre parcel where Riverside Drive, Barton Springs Road and South First converge, within the expanding South Central Waterfront District.
