Nation’s Largest Rail-and-Barge Industrial Park Expands, Avera Reports

Avera is tilting up walls at its 644,000-SF Cedar Port Logistics project in Baytown.

BAYTOWN, Texas – Avera has advanced construction on Cedar Port Logistics, a 644,000-square-foot industrial facility located within Cedar Port Industrial Park, the largest master-planned, rail- and barge-served industrial park in the United States.

The project sits on a 40.8-acre parcel inside the park and uses tilt-up concrete wall panels for rapid construction. The facility can be expanded to a 760,400-square-foot cross-dock configuration and offers optional rail service.

Rail access is available from both Union Pacific and BNSF, providing flexible logistics options for prospective tenants. Construction completion was scheduled for the second quarter of 2020.

Leasing for Cedar Port Logistics is being handled by Gray Gilbert, Holden Rushing, and Chris Haro of NAI Partners.

The site benefits from strong regional connectivity: it sits near SH 99 (Grand Parkway), FM 1405, SH 225, SH 146, and Interstate 10, enabling efficient highway distribution throughout the Gulf Coast and beyond.

Major marine terminals—Port Houston, Bayport Container Terminal, and Barbours Cut Container Terminal—are in close proximity, and the industrial park itself is served by barge, supporting multimodal cargo movement.

Avera is a Houston-based, fully integrated development, construction, and investment firm that focuses on partnership-driven industrial projects.

Cedar Port Logistics complements Avera’s existing Baytown-area portfolio, including a recent build-to-suit project for Vinmar International that exceeded 500,000 square feet.
