MARS Properties Breaks Ground on New Katy Development

HOUSTON – MARS Properties has commenced construction on High Point West, an 89,440-square-foot industrial distribution center in Katy, located west of Houston. CBRE has been retained to lead marketing efforts for the project, which sits at 1039 Schlipf Road.
Positioned with direct access to the Interstate 10 corridor, High Point West provides efficient connectivity to Houston, Austin and San Antonio. The modern facility is designed with a 32-foot clear height, robust electrical capacity to support heavy power needs, and controlled truck courts to facilitate safe and efficient loading and unloading operations.
Set on a 7.25-acre site, the development is scheduled for completion in spring 2019. LaGron Services Ltd is serving as the general contractor for the build.
Demand for Class A industrial space across the Houston region remains exceptionally strong. Industrial tenants have been actively seeking available inventory, which has tightened vacancy to 5.1 percent, according to the latest CBRE Research report. Construction activity in Houston’s industrial sector is at a two-year high, with a significant portion concentrated in the northwest submarket, including areas of Katy. Developers are responding to demand: nearly half of the new product planned in the northwest submarket is already committed through pre-leasing agreements.
