Downtown Skyscraper Receives LEED Gold Certification

DENVER – (Realty News Report) — A new 30-story office tower in downtown Denver developed by a joint venture between Houston-based Patrinely Group and USAA Real Estate has been awarded LEED Gold certification in recognition of its sustainability.

The 606,000-square-foot speculative office building on Fifteenth Street is named Block 162.

“We believe Block 162 is the best new office building in Denver,” said Patrinely Group’s Rocky Mountain Region Vice President David Haltom. “Achieving LEED Gold under the USGBC’s v4 criteria reinforces the building’s market-leading design, quality, energy efficiency and safety features, and highlights its positive impact on the community.”

The developer describes Block 162 as a sustainable, energy-efficient building with enhanced ventilation and occupant comfort.

“The façade uses high-performance glass with 10-foot clear windows around the entire perimeter of each office floor, providing daylight and views for roughly 90% of occupants,” the developer said. “The building’s HVAC system delivers fresh air ventilation at 30 percent above code.”

Gensler served as the building’s architect.

“Block 162 is a compelling example of why designing with LEED certification in mind matters,” said Raffael Scasserra, LEED-AP and Principal at Gensler. “Bringing healthier, highly efficient buildings to communities helps reduce the overall carbon footprint.”

The tower achieved Leadership in Energy and Environmental Design (LEED) v4 Gold Core and Shell certification. It is the largest project in Colorado to earn this distinction and the largest LEED v4 BD+C: Core and Shell project in the state at any certification level. The building is located at 675 15th Street, between Welton and California Streets in downtown Denver.

Block 162 also features an 11th-floor Sky Terrace—Denver’s only tenant-exclusive indoor/outdoor amenity deck—with three distinct lounge areas that open onto a generous outdoor terrace through 110 linear feet of operable NanaWall doors.
