Ironbridge Redevelopment: New Caney Retail Center Set for Makeover

HOUSTON – Ironbridge Realty Partners has begun redeveloping a former grocery store site at the intersection of Highway 59 and FM 1485 in New Caney. The project will be anchored by Planet Fitness and La Michoacána, both expected to open in mid-2020.

The property was home to a Brookshire Brothers grocery for the past 35 years. The redevelopment includes a comprehensive renovation of the building exterior and parking lot, along with upgrades to bring the structure up to current code and accessibility standards.

“With the completion of the Grand Parkway and improved regional mobility, Northeast Houston has become a focal point for new housing and incoming retailers. We’re thrilled to welcome two well-established operators to the center and look forward to leasing the remaining small storefronts around these anchor tenants,” said Ralph Tullier, Managing Partner at Ironbridge Realty Partners.

New Caney is located roughly 30 miles northeast of downtown Houston. The New Caney Shopping Center has functioned as a neighborhood retail hub, combining a grocery anchor with smaller in-line tenants and ground-lease pad sites. Planet Fitness and La Michoacána will join existing tenants such as Taco Bell and a range of local service providers, including medical, dental and pet-grooming businesses.

“Successfully repositioning shopping centers requires a clear understanding of shifting demographics within a trade area. Demographic changes in the New Caney region revealed demand from consumer segments that weren’t being served by the previous tenant mix. The new lineup we’re implementing at New Caney Shopping Center is intended to meet those unmet needs,” said Mark Sondock, Managing Partner of Ironbridge Realty Partners.
