Hines Launches Major Development Near Medical Center

HOUSTON – (Realty News Report) – Hines has broken ground on the first building at Levit Green, a 53-acre mixed-use life science district situated adjacent to Houston’s Texas Medical Center. This development will transform more than 53 acres of prime real estate into a campus tailored for research, innovation and community living.

The initial project is a 270,000-square-foot, five-story building—the first phase of a larger nine-building masterplan. The building will include wet labs, incubator space, and flexible office and research areas, alongside ground-floor retail and outdoor amenity space designed to support collaboration and day-to-day life. Levit Green Building I is scheduled for completion in the fourth quarter of 2022.

Hines is partnering with Harrison Street and 2ML Real Estate Interests on development of the Levit Green district. Together they plan a thoughtfully curated mix of research facilities, offices, retail, residential units, and landscaped outdoor spaces to create a vibrant, integrated community that supports both scientific work and neighborhood activity.

The Former Grocers Supply Site

The Levit Green site occupies land that was long home to The Grocers Supply Co., Inc., once recognizable for its fleet of bright orange trucks. That history of commerce and distribution makes the location a notable redevelopment opportunity in Houston.

Hines has existing experience with large-scale industrial and distribution projects in the region, including a 1.7 million-square-foot distribution facility developed for Grocers Supply at Hines’ Pinto Business Park near Interstate 45 in North Houston.

Levit Green sits near other repurposed and emerging innovation hubs. The nearby former Nabisco factory has already been redeveloped into innovation space by the Texas Medical Center, which itself employs more than 100,000 people. The new TMC3 medical research campus is also nearby and recently broke ground after an architectural redesign.
