43-Story Residential Tower Rising in Downtown Houston: What to Know

HOUSTON – (Realty News Report) – High Street Residential, the multifamily development arm of Trammell Crow Company, has begun construction on a 43-story residential tower adjacent to Discovery Green in downtown Houston.

The 309-unit building at 808 Crawford Street is scheduled for completion in late 2022 and will introduce new luxury rental options in the heart of the Central Business District.

“The Discovery Green neighborhood and the greater Houston CBD have seen significant investment over the past fifteen years in hotels, retail, residential, offices, entertainment venues, public amenities and infrastructure,” said Jim Casey, Senior Managing Director of High Street Residential. “Following projects such as the Hess Tower developed by Trammell Crow Company, this tower represents the next chapter for Discovery Green and expands the dynamic, mixed-use, walkable environment that makes this neighborhood so attractive.”

Uniquely, the new tower will be the only high-rise in the immediate area with direct access to Houston’s skywalk and tunnel system, providing residents with all-weather pedestrian connections to many of downtown’s major employers and amenities.

The site occupies Block 98, bounded by Rusk, Walker, Crawford and La Branch streets, and sits approximately four blocks from Minute Maid Park, home of the Houston Astros.

Ziegler Cooper Architects, a Houston-based firm with a national portfolio of high-rise residential design, is the architect for the Block 98 tower. The project team emphasized a modern international aesthetic and a façade that uses continuous glazing to visually separate two distinct volumes within the tower.

“The design emphasizes open views to Discovery Green by placing amenity spaces closest to the park,” said Alison Kuttler, project manager at Ziegler Cooper. “From the park level, the building’s massing is articulated by a pool deck located at the crown. Residents will enjoy expansive park views and changing perspectives of the downtown skyline.”

The residence mix includes one-, two- and three-bedroom homes, plus 16 two-story townhome-style units spanning floors 15 through 34 and four two-story penthouses on the 41st floor. Unit features are designed to reflect luxury urban living: nine- to ten-foot ceilings, floor-to-ceiling windows, blackout shades, chef-quality kitchens with gas ranges and quartz countertops, premium European-style custom cabinetry, spa-inspired bathrooms and generous custom closets.

Amenity space spans three levels and includes a rooftop pool and a cantilevered observation deck approximately 430 feet above street level. In response to evolving work patterns, the building also includes an enhanced work-from-home center with conference rooms and co-working facilities to support residents who telecommute.

Located adjacent to Discovery Green, the 12-acre urban park that opened in 2008, the tower benefits from immediate access to a popular family-focused greenspace. The site is also near the GreenStreet mixed-use complex and major downtown hotels including the Marriott Marquis and Hilton Americas.

Sumitomo Mitsui Trust Bank, Limited, New York Branch, is providing the construction loan. Andres Construction is the general contractor. Other project consultants and engineers include Walter P Moore, SCA Consulting Engineers, Kudela & Weinheimer, Wylie Consulting Engineers, and Waldrop + Nichols.

High Street Residential has completed more than $1.5 billion in multifamily and urban mixed-use residential projects and maintains a development pipeline of nearly 3,500 units.
