HOUSTON – (Realty News Report) – Common Desk, a Dallas-based coworking company, has signed a lease for 29,093 square feet at 3040 Post Oak Boulevard, a Class A office tower located just south of Waterwall Park and the Galleria.
Stream Realty Partners, a national real estate services, development, and investment firm, represented the landlord, MetLife Investment Management, in the transaction. With Common Desk’s lease, the building’s occupancy has reached approximately 90 percent.

We’ve enjoyed having the opportunity to join forces with Stream alongside another institutional owner in Dallas, and we’re excited to work closely with them again in Houston,” said Dawson Williams, Head of Real Estate at Common Desk.
Since being awarded the leasing and management assignment for 3040 Post Oak, Stream has closed or negotiated a total of 132,906 square feet of leases and agreements on behalf of MetLife Investment Management and the firm’s clients within an 18-month period.
Stream representatives Ryan Barbles and Mathew Volz handled the owner’s representation, while Common Desk represented itself in the deal.
“MetLife Investment Management truly understands how to get buildings leased in a competitive market, and as a result, we’ve been able to bring this building to full occupancy in a very short time frame,” said Mathew Volz, Vice President at Stream.
3040 Post Oak is part of the Lake on Post Oak, a four-acre office park developed by Hines as a complement to the nearby Galleria—a landmark project from the early career of developer Gerald D. Hines. The Post Oak tower rises 22 stories and encompasses 426,009 square feet of office space. It sits off Hidalgo Street and Post Oak Boulevard, just west of Loop 610.
