Timber-Framed Mixed-Use Building Rising in Denver’s RiNo by Hines & Partners

DENVER – Hines, together with development partners McCaffrey and Ivanhoé Cambridge, has broken ground on a six-story, 240,000-square-foot creative office building framed with heavy timber.

Branded T3 (Timber, Transit and Technology), the building will be located in Denver’s RiNo (River North Arts District), just north of downtown.

Heavy-timber construction is viewed as a sustainable choice: trees sequester carbon, and the timber construction process produces significantly lower emissions than concrete—studies indicate up to roughly 50% fewer emissions. North American forests yield enough wood to build a 20-story structure every 13 seconds.

Designed by Pickard Chilton Architects in collaboration with DLR Group, T3 RiNo will showcase a refined industrial aesthetic rooted in heavy-timber structure. The design incorporates artwork and architectural references that honor Denver’s historic brick-and-timber buildings while reflecting the evolving character of the city’s arts district. Intended to foster collaboration and work–life balance, the building will include hospitality-oriented social spaces, large private tenant terraces on each floor, plus a fitness center and bicycle amenities. The project will also provide approximately 17,000 square feet of retail space and convenient access to the RTD commuter rail system.
