HOUSTON – (Realty News Report) – Stream Realty Partners has been retained to lease 3 Sugar Creek, an office building in Sugar Land on Houston’s southwest side.
The six-story tower is owned by an affiliate of Houston-based Wedge Group, 3 SC Center, LLC.
Wedge is investing in upgrades to the 153,000-square-foot 3 Sugar Creek building, which it acquired in 2018 from Radler Enterprises.
Plug-and-Play Suites
“Alongside numerous property enhancements and a complete brand refresh underway in 2021, Wedge is enhancing the outdoor areas with new landscaping and seating to complement Stream’s large-scale spec suite program designed to increase activation and foster community within the building,” Stream Realty said. “Currently 58 percent leased, the building offers plug-and-play suites ranging from 2,300 to 19,000 square feet, as well as a unique full-floor opportunity with top-of-building signage available.”

The Sugar Creek District
3 Sugar Creek sits on Sugar Creek Boulevard near Dairy Ashford and the Southwest Freeway.
The Sugar Creek area—around the intersection of the Southwest Freeway and Highway 90—offers commuting advantages. Highway 90 provides an alternative route between the Texas Medical Center area and the master-planned communities in Fort Bend County.
Sugar Creek has drawn other investors in recent years. Two years ago, Kevin Glazer, co-owner of the Tampa Bay Buccaneers, acquired the One Sugar Creek building, also known as the Comerica Bank Building, which is located near Wedge’s tower.
Wedge’s 3 Sugar Creek building sits on a three-acre site with freeway visibility. Completed in 2008, the Class A asset features 26,000-square-foot floor plates.
Sugar Land’s name reflects its history in sugar production—the Imperial Sugar Company was founded there in 1843.
