Hines Begins Mass Timber Development Project in Austin

AUSTIN – (Realty News Report) – Hines has begun construction on T3 Eastside, a heavy-timber office building with a boutique residential component in an eclectic eastside neighborhood of Austin.

In recent years Hines has introduced multiple wood-framed developments to advance its sustainability goals. Those projects have often been seven-story office buildings with loft-inspired designs aimed at attracting creative-class tenants.

“T3 Eastside is Hines’ first Class-A timber project with a residential component, and we are excited to introduce this unique product to the booming Austin market,” said John Mooz, senior managing director and Austin city head at Hines.

Alongside office space, the development will include 15 loft-style residential units.

Located at 1200 East 4th Street in a vibrant dine-shop-live-work neighborhood, T3 Eastside will offer approximately 93,000 square feet of Class-A office space and about 9,200 square feet of residential area. The entire structural frame will be built from sustainably sourced wood, marking a first for Hines in the residential sector. T3 — timber, transit, and technology — is Hines’ proprietary mass-timber product, created in response to changing tenant needs and market demands.

Built with heavy timber, T3 Eastside modernizes the industrial character of historic mercantile warehouse buildings. The design responds to evolving ESG expectations across commercial real estate and emphasizes health and wellness considerations for occupants in a post-COVID environment.

Hines’ project team includes DLR Group as design architect and interior designer for common areas, TBG as landscape architect, and Harvey Cleary as general contractor. Amegy is providing construction financing, and JLL will manage leasing.

After operating in other Texas markets for years, Hines has recently intensified its presence in Austin.

“With ambitious plans and a robust pipeline already in place, I look forward to increasing Hines’ presence across the city,” said Mooz, who also oversaw development of the 47-story Texas Tower in downtown Houston.

In Austin, Hines has several other projects underway, including The Mirador, Lakeside at Tessera on Lake Travis, Residences at Wolf Lake, The Retreat at Easton Park, and the Four Seasons Private Residences Lake Austin, which will feature 179 lakeside homes with prices starting at $4.1 million.

Hines is a privately owned global real estate investment firm founded in Houston in 1957 by the late Gerald D. Hines. The company now operates in 240 cities across 27 countries and oversees a portfolio of assets under management valued at $160.9 billion.
