Amazon’s new sort center at 22525 Clay Road in Katy, Texas, is officially open. Amazon welcomed new associates into the 800,000-square-foot facility this month to mark the building’s first day of operations.

NEW BRAUNFELS, Texas — IH3546 FREIHEIT, LLC acquired an 88,599-square-foot former Kohl’s store on 8.85 acres at 1050 N. Interstate 35 in New Braunfels from KPE Firstplace Land, LLC. Marc Peeler, David Luther and Austen Baldridge of NewQuest Properties represented the buyer. Burns Commercial Properties represented the seller.
Dalfen Industrial completed acquisitions of five last-mile industrial buildings across Fort Worth and San Antonio. Among these, Dalfen purchased the 1.2 million-square-foot Mark IV Commerce Center in Fort Worth near Alliance Airport, and in San Antonio acquired the 212,000-square-foot Tri-County 5 & 7 near Schertz.
EL PASO — Hunt Companies, Inc. and WestStar announced that Sushi Itto will open a location at WestStar Tower. When completed, the 20-story tower is slated to be the tallest building in El Paso.
CARROLLTON, Texas — Dan Spika of the industrial division at Henry S. Miller Brokerage represented Speed Boats of Texas in an 84-month lease extension for 28,152 square feet at 3231 Commander Drive. Brett Owens of Transwestern represented the landlord, Colfin Cobalt, LLC.

TAMPA, Fla. — JLL Capital Markets closed the $31.75 million sale of Breckenridge Park, a 15-building, 334,000-square-foot flex office and flex complex, and arranged $26.25 million in financing for the buyer. JLL marketed the property on behalf of seller MLG/PF Breckenridge Investment LLC, affiliated with MLG Capital. A joint venture between The Arden Group and Avistone purchased the asset, and JLL helped secure a floating-rate loan with BlackRock on behalf of the borrower.
DURHAM, N.C. — Turnbridge Equities acquired the Tower at Mutual Plaza, also known as 411 West Chapel Hill Street, a 15-story, 180,000-square-foot Class A office tower adjacent to the American Tobacco District in Durham, N.C.
ATLANTA, Ga. — JLL Capital Markets closed the $14.25 million sale of the WestRock Corrugated Box Production Facility, a 240,714-square-foot, fully leased manufacturing and distribution property in Montgomery, Ala. JLL represented the seller, a private investor. Virginia-based Gladstone Commercial purchased the asset.
COPENHAGEN, DENMARK — Hines acquired the iconic Portland Towers building in Copenhagen’s Nordhavn district. The asset was purchased from three Danish pension funds — PFA, ATP and Pension Denmark — on behalf of the Hines Pan-European Core Fund (HECF).
“This truly unique building is well positioned within the vibrant new district of Nordhavn, and offers an unparalleled view of the waterfront and Copenhagen skyline,” said James Robson, Senior Managing Director and country head for The Nordics at Hines.
