Austin Investor Acquires Hogg Palace Lofts in Downtown Houston
The Hogg Palace Lofts, an eight-story building at the corner of Louisiana and Preston in downtown Houston.
HOUSTON — Kline Properties, an Austin-based real estate firm, has acquired the historic Hogg Palace Lofts, an eight-story mixed-use property at 401 Louisiana Street in downtown Houston.
The seller, Randall Davis Company, was represented by JLL brokers Chip Nash and Bob Heard, together with Jim Hurd and Bishale Patel of Houston Income Properties.
Built in 1921, the Hogg Palace is listed as a historic structure by the Texas Historical Commission. The building once housed the office of William C. Hogg—businessman and philanthropist, and son of Texas Governor James Hogg—and later accommodated the Armor Auto Company dealership.
In 1995, the Randall Davis Company converted the property into loft residences. Today, Hogg Palace Lofts comprises 79 loft units notable for high ceilings, exposed HVAC ducts, and industrial-style brick and concrete interiors. Unit sizes range from approximately 670 to 1,811 square feet.
The building also includes retail and office space on the first and eighth floors, totaling 14,212 square feet. Overall, the property offers 80,343 square feet of rentable space.
Hogg Palace occupies a half-block bordered by Milam, Prairie, Preston and Louisiana streets, near Market Square Park and within an area of downtown experiencing new development activity.
