Former Elvis Presley Home Redeveloped by Hines and McNair

DALLAS – (Realty News Report) – Maple Terrace, a historic apartment building that once housed Elvis Presley, Judy Garland and Dean Martin, is the centerpiece of a major redevelopment in Dallas led by Hines with partners McNair Interests and Mitsui Fudosan America.

Houston-based Hines and McNair Interests have engaged prominent Houston-born architect Lauren Rottet to contribute to the project, bringing notable regional talent to the development.

New 22-Story Tower Breaks Ground

Maple Terrace sits on a 3.37-acre site in Uptown Dallas. Anchored by the original 1920s Maple Terrace structure, which will be preserved and sensitively modernized into a boutique destination, the mixed-use project will include 157,000 square feet of Class AA office space, a new 22-story upscale rental residential tower, and approximately 12,000 square feet of street-level restaurant space.

Originally designed as apartments in 1925 by English architect Sir Alfred Bossom, Maple Terrace has housed notable entertainers across generations, including Judy Garland, Dean Martin, Elvis Presley and Liza Minnelli. The original seven-story building will be carefully restored by Dallas-based 5G Studio Collaborative to serve as the centerpiece of the development. Reimagined as The Offices at Maple Terrace, the restored structure will transition into modern office use while honoring Bossom’s exterior vision. Enhancements include two new glass-encased levels rising from the rooftop lounge and terrace and a nine-story glass curtain wall overlooking a landscaped 9,000-square-foot urban garden, all designed to support long-term sustainability.

Located two blocks from the Dallas North Tollway, The Offices at Maple Terrace will offer flexible floor plates with ceilings up to 17 feet. Tenant amenities will include a lobby lounge and library bar, a modern fitness center, a boardroom, a TrackMan golf simulator, valet parking and more. The site is positioned in one of Dallas’s most desirable neighborhoods, with on-site green space, a park and an events garden lounge, all within walking distance of prominent restaurants, shops and hotels, as well as outdoor amenities like the Katy Trail and Reverchon Park.

Adjacent to the office component will be The Residences at Maple Terrace, a 22-story residential tower designed by Dallas firm GFF. The tower will contain 345 apartment homes ranging from 601 to 2,879 square feet and will offer a curated set of amenities including an outdoor dog park, a conservatory and rooftop terrace on the 22nd floor, and a subterranean, seven-level parking garage.

The plan also includes a 12,000-square-foot corner restaurant at Maple Avenue and Wolf Street. Leased to nationally recognized hospitality group What If Syndicate, the space will host the Texas flagship of the acclaimed modern steakhouse Maple & Ash, operating for lunch and dinner under two-time Michelin-starred chef Danny Grant. Plans call for at least one additional restaurant on the site, with details to be announced.

Office Space Design by Lauren Rottet of Rottet Studio

Hines selected Lauren Rottet of Rottet Studio to design the interiors for office, residential and amenity spaces. Rottet Studio, a WBEA-certified firm, has an extensive portfolio that includes more than 65 million square feet of built design and acclaimed projects such as renovation work at The New York Stock Exchange, hospitality interiors for brands like Belmond, Four Seasons, St. Regis and Ritz-Carlton, numerous international office fit-outs and bespoke private residences.

Hines was founded in 1957 by the late Gerald D. Hines.
