HOUSTON – Clay Development & Construction Inc., led by Robert Clay, is constructing a 349,440-square-foot, rail-served distribution facility in the Cedar Port Business Park on Houston’s east side.

The site sits just east of FM 1405, within easy reach of the Port of Houston and Interstate 10. Union Pacific and Burlington Northern Santa Fe provide rail service to the property, and the location also offers barge access.

Clay, which has completed other projects in Cedar Port, acquired the land for this phase—named Cedar Port IV Distribution Center—in June. Leasing and sales activities for the new facility will be managed by Charlie Christ of Clay Development and CBRE brokers Billy Gold and Joseph Smith.

Construction is scheduled for completion in summer 2019.

“Cedar Port IV offers a rare combination for large industrial tenants in the Houston region: direct access to multiple transportation modes,” said Robert Clay, president of Clay Development & Construction. “The site is served by two of the area’s three major railroads and provides convenient connections to the Grand Parkway/Beltway 8/I-10 corridor as well as terminals at the Port of Houston. Access and modern, purpose-built distribution space are top priorities for companies in this market, and Cedar Port IV is being developed to meet or exceed those requirements.”

The property has immediate access to Highway 99/Grand Parkway at Fisher Road, and is just minutes from the Port of Houston, Interstate 10 and Highway 146.

Cedar Port IV will offer 32-foot clear heights, 50-by-52-foot column spacing and 60-foot truck courts. The professionally managed, deed-restricted Cedar Port Business Park includes a regional water detention program and an ESFR fire sprinkler system.

Clay Development’s in-house team is handling construction and architectural design for Cedar Port IV. Frost Bank is providing construction financing.
