WeWork Signs 56,000 SF Lease at Hines Tower for Downtown Houston Coworking

WeWork will open a location in the 609 Main at Texas building in downtown Houston.

HOUSTON – (Realty News Report) – WeWork has leased space in Hines’ 609 Main at Texas tower for its second coworking location in downtown Houston.

WeWork has committed to 56,000 square feet at 609 Main at Texas, a 48-story, 1.1 million-square-foot office tower completed by Hines in 2017. The company will occupy the 25th and 26th floors.

Hines was represented by Michael Anderson and Damon Thames of Colvill Office Properties, and WeWork was represented by Mark O’Donnell of Savills Commercial Real Estate.

“Houston is a thriving business hub and an innovative city,” said Nathan Lenahan, General Manager at WeWork. “We are excited to expand our presence with a second downtown location and to strengthen the WeWork network with the opening at 609 Main Street.”

The new site will be WeWork’s second location in downtown Houston, joining its existing space in The Jones Building at 709 Main Street. It will be WeWork’s fourth location in the Houston metro area, alongside WeWork Galleria Office Tower I and 1725 Hughes Landing in The Woodlands.

Members at WeWork 609 Main Street will have 24/7 building access, micro-roasted coffee, community events, and business services. In addition to WeWork’s standard amenities, members will be able to use the building’s lobby café and its 7,000-square-foot high-performance fitness center.

WeWork 609 Main Street will offer workspace solutions for organizations of all sizes, from small businesses and high-growth startups to Fortune 500 companies. Globally, more than one-third of the Fortune 500 are WeWork members, and enterprise clients account for nearly 40 percent of WeWork’s worldwide membership.

The tower was designed by the internationally recognized architectural firm Pickard Chilton.

Hines is a Houston-based real estate investment firm operating in 214 cities across 24 countries, with approximately $120.6 billion in assets under management.

Hines recently launched its own coworking and property management brand, Hines Squared. One of the brand’s first locations will be in the 717 Texas building, about two blocks from the new WeWork site.

Hines is also developing the Texas Tower, a 1-million-square-foot project on the former Houston Chronicle site in the 800 block of Texas Avenue. According to Hines executive John Mooz, the new building’s first three stories are already constructed and it sits a block from the upcoming WeWork facility.

Founded in New York City in 2010 by Adam Neumann and Miguel McKelvey, WeWork now operates more than 485 locations across over 105 cities in 28 countries.
