RNR Real Estate Briefs from Realty News Report — HOUSTON — NAI Partners, the real estate services division of Partners Real Estate Company, arranged a 19,968-square-foot office lease for Key Energy Services at 1500 Citywest Blvd. in Houston. NAI Partners’ Dan Boyles represented the tenant, while Scott Fikes and Jack Russo of JLL represented the landlord, BSD TX 1500 Citywest, LLC.


WEBSTER — TRC Capital Partners acquired Galaxy II, an office building near NASA’s Johnson Space Center. The seller, Houston-MDL, was represented by Marty Hogan and Rick Goings. Financing was led by JLL Capital Markets’ James Brolan. Galaxy II, located at 455 East Medical Center Blvd., is a 106,000-square-foot property fully leased to tenants that include United Fire Group, IBI Group and APNetwork.


HOUSTON — ASD Lighting Corporation leased 96,140 square feet of industrial warehouse space from Prologis at 15655 Milner Road in Houston. CBRE’s Nathan Wynne, Patrick Rollins and Faron Wiley represented the landlord.


HOUSTON — TRC Environmental Corporation leased 18,500 square feet of office space at 14701 St. Mary’s Lane in Houston from CH2M HILL, Inc. CBRE’s Kevin Saxe, Megan Mazzipica and Kristin Dragon Lowe represented the tenant.


TEXAS CITY — Oldham Goodwin Group, a Texas Triangle commercial real estate firm, opened The Huntington at Lago Mar, a new 148-unit affordable apartment community serving seniors aged 55 and older at 13330 Holland Road in Texas City. “We are proud to manage a first-class senior asset that will offer high-quality living for seniors in Texas City,” said Hunter Goodwin, president of Oldham Goodwin.


HOUSTON — Transwestern Real Estate Services’ Nick Peterson and John Ferruzzo completed three back-to-back transactions totaling 198,663 square feet within 10 days. The deals included the sale of 15800 Export Plaza, a Class A manufacturing building at 11940 Brittmoore Park Drive, and a tilt-wall office/warehouse facility at 7211 Gessner, each sold to undisclosed buyers. Peterson and Ferruzzo represented the sellers in all three transactions.


HOUSTON — Chicago-based State of Play, the exclusive operating partner for Flight Club in North America, leased 8,500 square feet at GID Development Group’s Regent Square, an urban infill development along the Allen Parkway corridor south of Buffalo Bayou. Flight Club is a British bar and restaurant concept that has reimagined the traditional game of darts.


CYPRESS — Jersey Mike’s leased 1,200 square feet in the H-E-B Cypress Market Shopping Center at 24224 Northwest Freeway in Cypress. The tenant was represented by Lasater Miller and Lane Zieben of The Retail Connection, while the landlord was represented by Kristen Barker of Wulfe & Co.


HOUSTON — Prestige Healthcare Associates opened its sixth Metro Houston location, leasing 4,346 square feet at 4615 Southwest Freeway. The landlord is EP Office Holdings, LP. Prestige Healthcare offers pain management, chiropractic and rehabilitation services. John Hornbuckle of Cypressbrook Company represented the landlord and Melissa Gerber Brams of Gerber Realty represented the tenant.

AUSTIN — Gordon Rees Scully Mansukhani LLP, an AmLaw 100 firm, signed a lease for 4,901 square feet at Barton Oaks Plaza, a five-story office building at 901 S. Mopac Expressway. CBRE’s John Gump represented the tenant.


DALLAS — Square Mile Capital Management LLC restructured a loan secured by Amelia at Farmers Market, a recently stabilized 297-unit multifamily property near Deep Ellum. The loan supports a joint venture between Kairoi Residential Development and equity partner Cadre, and refinances existing debt that included Square Mile Capital as a lender. Square Mile’s Tom Burns said Amelia at Farmers Market is a high-quality asset that has leased well despite recent market uncertainty. The five-story project is 93 percent leased.


SAN ANTONIO — Developer Worth & Associates signed a lease with Zachry Construction & Materials to relocate its headquarters to Walker Ranch Business Park, Worth’s 150,000-square-foot office park at 14410 Wurzbach Parkway in San Antonio’s north-central submarket. The new headquarters will occupy 55,718 square feet in Walker Ranch Business Park Building II, a 93,000-square-foot Class A flex office building.


FORT WORTH — Newmark announced the sale of two active-adult communities in Texas, Attiva Denton and Attiva Park, located at 2801 Spencer Road in Denton and 3850 Silverton Circle in Fort Worth. The combined portfolio totals 402 units: 240 at Attiva Denton and 162 at Attiva Park. Newmark’s Ryan Maconachy and Chad Lavender represented the seller, Cortland.


HALTOM CITY — Dan Spika and Scott Axelrod of the industrial division at Henry S. Miller Brokerage represented L & W Supply Corporation in leasing 36,616 square feet of warehouse and office space on 2.03 acres at 1704 Cyprus Street in Haltom City. The landlord is Key Partners, Ltd. of Fort Worth.


DALLAS — Newmark announced the sale of Granite Tower, a recently renovated 241,378-square-foot office asset with high visibility along the LBJ Freeway corridor. Newmark’s Gary Carr, Robert Hill, Chris Murphy, John Alvarado and Chase Tagen represented the seller. Located at 4055 Valley View Lane, Granite Tower is a 10-story Class A office building.


CARROLLTON — Network Wireless Solutions, LLC leased a 129,511-square-foot industrial-flex building at 2040 McKenzie Drive from Link Industrial Properties. Joe Santaularia of Bradford Commercial Real Estate Services represented the tenant. Sarah Ozanne and Mac Hall of Stream Realty Partners represented the landlord.


ADDISON — Love and Found, LLC leased 4,218 square feet of industrial-flex space in Parkway Business Center at 4951 Airport Parkway from Kennington Parkway, Ltd. Brian Pafford, Elizabeth Hooper and Susan Singer of Bradford Commercial Real Estate Services represented the landlord. Garrett Goldstein and Christopher Kelly of Rich Young Co. represented the tenant.


DALLAS — Dream 84 Inc. acquired three acres at 320 Pinnacle Drive from True Growth Investments, LLC. Noah Dodge and Jason Finch of Bradford Commercial Real Estate Services represented the seller.


SAN ANTONIO — San Antonio Housing Trust, an affiliate of Atlantic Pacific Communities and East Side Pinnacle Group, along with the George Gervin Youth Center, Wells Fargo, the city of San Antonio and Bexar County, broke ground on Villas at Echo East, a 192-unit affordable multifamily development on San Antonio’s Eastside. The project will occupy seven acres on Spriggsdale Boulevard near Martin Luther King Drive.


AUSTIN — Hertz Investment Group acquired a three-property multifamily portfolio in Austin totaling 422 units. The portfolio—Hertz’s sole residential holdings among its 59 properties—includes Amor (132 units), Feliz (130 units) and Vida (160 units) in northwest Austin.


IRVING — San Diego-based Parallel Capital Partners secured a $95 million loan from Bank of America to refinance Urban Towers, an 850,000-square-foot office complex at 222 W. Colinas Blvd. David Milestone of Newmark Knight Frank arranged five-year financing. Urban Towers sits on 11.2 acres and is 82 percent leased to tenants including The Pasha Group, Celanese, MultiPlan, Inc. and Hyundai Merchant Marine.

NATIONAL — RNR Real Estate Briefs

TULSA, Okla. — Cushman & Wakefield’s Project Development and Services practice was retained to provide development management for the $250 million renovation and expansion of Saint Francis Hospital South in Tulsa. April Desabrais and Brad Blankenship of Cushman & Wakefield will oversee a 51,000-square-foot renovation of imaging spaces and four operating rooms, plus a 232,600-square-foot expansion that adds four operating rooms and a new six-story tower with 124 patient rooms.


CHICAGO — Peak Realty Chicago announced the sale of 1015 W. Webster, a three-unit mixed-use building topped by a penthouse suite. The property sold for $2.5 million to a private investor.


ANTIOCH, Tenn. — Madison Capital Group, LLC purchased 14 acres in the Nashville suburb of Antioch within the Century Farms master-planned development. A 266-unit apartment community, Madison Century Farms, is planned for the site.


MIAMI BEACH — The 97-room Circa 39 hotel in Miami Beach was acquired by AMS Hospitality and Black Salmon. The buyer’s broker was APEX Capital Realty. Samuel Heskiel and Marilina Apfelbaum of Beachfront Realty’s Commercial Division represented the seller, Thirtynine Collins LLC. Circa 39, located at 3900 Collins Avenue, is near the Faena District and the Fontainebleau Hotel.
