Inside the 186‑Acre Margaritaville Resort Under Development at Lake Conroe

CONROE – A 186-acre resort on Lake Conroe featuring a 20-story hotel will open next year under the Margaritaville brand.
Inspired by Jimmy Buffett’s 1977 hit, the Margaritaville brand has grown into a lifestyle label known for casual dining, tropical apparel and footwear, beach furniture, key-lime pie mix, and resort developments.
The Lake Conroe Margaritaville is the centerpiece of a major redevelopment of the former La Torretta Lake Resort.
Atlanta-based Songy Highroads and Baton Rouge’s Wampold Companies acquired the property and selected Gensler to design the redevelopment, with completion targeted for the third quarter of 2020.
“The Margaritaville lifestyle brand is one of the hottest in the country, and Texas is a prime market for it,” said Todd Nocerini, chief operating officer of Songy Highroads. “The lakefront location is an easy drive for residents of the state’s four largest metropolitan areas, which increases its appeal and potential guest base.”
Located west of Interstate 45, about 50 miles north of downtown Houston and just north of Highway 105, the waterfront development will include a 360-room hotel, an 18-hole golf course, tennis facilities, a spa, outdoor pools, and 45,000 square feet of meeting space. Two Margaritaville-branded dining venues—LandShark Bar & Grill and 5 O’Clock Somewhere Bar & Grill—will operate on-site. Benchmark Global Hospitality will manage the resort.
This Lake Conroe property will be Margaritaville’s first resort in Texas. The brand operates 17 hotels, two gaming properties, and roughly 60 food and beverage locations nationwide.
Songy Highroads, led by developer David Songy, is a familiar name in Houston, having recently developed the Hyatt Regency Galleria and the Hyatt Place Uptown hotel.
Meanwhile, Jimmy Buffett and his Coral Reefer Band were scheduled to perform at the Cynthia Woods Mitchell Pavilion in The Woodlands on June 1.
