HOUSTON – COE Distributing, a national wholesale distributor of office furniture, has signed a 251,754-square-foot lease at Highland Grove Industrial Park, a redevelopment of the former Randall’s distribution center located near Highway 290.
The property owner, CRP/CHI Randalls Owner, LP, was represented by Cory Driskill and Travis Covington of Crow Holdings Industrial and by Faron Wiley of CBRE.
John Parsley, Barrett Gibson and Jason English of Colliers International represented the tenant, JMJS Inc., doing business as COE Distributing, in the transaction.
The COE Distributing facility is located at 10620 Telge Road in the Cypress community of northwest Houston.
COE Distributing, a third-generation family-owned company, has grown significantly and operates warehouse space in Pennsylvania and a second distribution center in North Carolina. This new lease expands the company’s distribution footprint into Texas.
“As we looked to grow in the Texas region, Houston made perfect sense for many reasons,” said J.D. Ewing, CEO of COE Distributing. “We have a strong customer base here, it’s a major port city, and the local workforce has deep experience in distribution.”
Highland Grove Industrial Park sits in the heart of northwest Houston and comprises six buildings totaling roughly one million square feet. COE Distributing will occupy newly renovated cross-dock space at the site of the former Randall’s regional distribution center. During redevelopment, the existing 750,000-square-foot distribution facility was split into two separate buildings near Highway 290. Crow Holdings’ renovation plan also included construction of three new buildings to add more than 450,000 square feet to the park.
The northwest Houston submarket is a favored hub for distribution to major Texas markets. It is currently 93 percent leased and has about 1.5 million square feet of industrial space under construction.
“Our search began with more than 30 properties, and our client selected this Houston site because of its strategic location for serving Austin, San Antonio and Dallas,” said Barrett Gibson, principal at Colliers International. “In addition to those markets, COE Distributing and OfficeSource import products from across the U.S. and overseas—from Malaysia and Vietnam, among other sources—making proximity to the Port of Houston especially advantageous.”

Crow Holdings acquired the property in 2018 after Albertsons Cos. announced the closure of the Randall’s distribution center there and consolidated Randall’s grocery distribution into an Albertsons facility in Fort Worth.
