MANVEL, Texas – (Realty News Report) – Hillwood Communities, a Perot Company, has begun construction on Valencia, a new master-planned community in Manvel, just south of Houston.
The 440-acre development will feature 938 single-family lots set among several miles of trails and multiple lakes. The plan includes 28 acres designated for commercial use and 15 acres reserved for a future elementary school, creating a balanced neighborhood with homes, green space and local amenities.
Located just north of Highway 6, Valencia is Hillwood Communities’ second project in the Houston area. It sits about two miles from Pomona, Hillwood’s first Houston-area community.
“The area’s housing market is strong and gaining momentum, and we look forward to expanding our presence there even further,” said Fred Balda, president of Hillwood Communities.
Home construction in Valencia will be handled by Perry Homes, Coventry Homes and Pulte Homes. Homesites will range from 40- to 70-foot lots, with home prices expected to start around $300,000 and rise up to about $600,000.
To support infrastructure and public improvements for the community, Municipal Utility District (MUD) Brazoria County #83 was established during the most recent Texas legislative session. The Valencia project has also helped advance plans for a new Manvel City Center, providing additional services and amenities for residents.

Houston’s homebuilding market has been particularly active in recent years, driven largely by low mortgage rates that have kept buyer demand high. That surge in demand has tightened the supply of available lots, prompting multiple new master-planned communities to launch around the region.
Recently, Johnson Development announced Jubilee, a 1,620-acre community in Hockley that will bring nearly 5,000 new homes to northwest Houston. Jubilee is located just south of Highway 290 near the Grand Parkway and represents another significant addition to the region’s housing supply.
