Cypressbrook Begins Construction on College Station Apartments

Michael Novelli

HOUSTON — Cypressbrook Development Co., based in The Woodlands, has broken ground on Ariza College Station, a new 266-unit apartment community in College Station, northwest of Houston.

The community is sited just east of the Highway 6 bypass, off Harvey Road (State Highway 30), approximately 2.5 miles west of the Texas A&M University campus. Its location offers convenient access to the university and the surrounding employment and retail centers.

Founded and led by Michael Novelli, Cypressbrook Development focuses on multifamily projects as well as the development, leasing and management of various commercial property types. The firm has increasingly targeted secondary markets across Texas to capitalize on lower land costs and favorable rent dynamics outside more competitive urban cores.

“One of our focus areas at Cypressbrook is apartment development in second-tier Texas cities where land is more affordable and rents remain healthy, which allows us to achieve stronger yield-on-cost than in larger, more competitive markets. College Station fits this profile perfectly,” said Jon Belanger, principal at Cypressbrook Development.

Ariza College Station will add to the city’s housing options for students, faculty and local professionals, contributing new rental supply in a market that continues to attract residents due to the university and regional job growth. Cypressbrook’s approach emphasizes cost-efficient site selection and market-driven unit design to serve demand while delivering attractive returns for investors.

Construction of the 266-unit community marks another step in Cypressbrook’s expansion into growing Texas markets. The developer’s strategy of pursuing projects in second-tier cities aims to balance affordability and strong rent fundamentals, providing residents with quality housing and investors with improved performance potential compared with many major metropolitan areas.
