HOUSTON – (Realty News Report) – Martin Fein Interests, a Houston-based multifamily development, construction and property management firm, has purchased 17.44 acres from CDC Houston to build The Canopy at Springwoods Village on Houston’s north side.

The Canopy will be a 322-unit, garden-style multifamily community located on Spring Stuebner Road near Interstate 45.

This project marks Fein’s third multifamily development within Springwoods Village, the 2,000-acre mixed-use community that includes the 3 million-square-foot ExxonMobil campus built about six years ago.

Founded in 1989 by Houston developer Martin Fein, Martin Fein Interests has developed approximately 13,000 apartment units across Houston and throughout the Southwest and Southeast, with projects in markets such as Denver, Raleigh, Austin, San Antonio and Tucson.

Previously Fein developed two other apartment communities in Springwoods Village: The Mark at Springwoods Village CityPlace, a six-story concrete-and-steel wrap at 1600 Springwoods Plaza Drive featuring 268 units; and The Belvedere in Springwoods Village, a five-story community with 342 units at 2323 East Mossy Oaks Road.

“We’re excited to begin construction on our third multifamily project in Springwoods Village. The Canopy will offer an alternative rental price point for the many corporate employees who live and work in and around Springwoods Village. It will provide apartment options for a wide range of residents, from executives to entry-level staff,” said Rebecca Luks, vice president of development at Martin Fein Interests.

Designed by Steinberg Dickey Collaborative, the upscale community will consist of two- and three-story buildings with unit sizes ranging from 552 to 1,705 square feet. Groundbreaking is expected by January 2020, with targeted completion in the fourth quarter of 2021.

“Martin Fein and his company have been great partners, and we’re pleased he is adding another high-quality residential option for future Springwoods Village residents,” said Warren Wilson, senior vice president of CDC Houston, the developer of Springwoods Village. “This project advances Springwoods Village’s progress toward becoming a complete community with a full mix of commercial, residential and recreational offerings.”

The Canopy will pursue an environmentally responsible design and aims for a National Green Building Standard (NGBS) Silver designation.
