Hines Breaks Ground on 135‑Acre Mixed-Use Project Near Dallas: 1.5M SF Office, Retail & Multifamily

DALLAS – Hines is developing The Strand, a new 135-acre corporate campus and mixed-use project that will feature approximately 1.5 million square feet of office space, 300,000 square feet of retail, and urban residential options organized around a greenbelt and waterway.

The site sits at the intersection of State Highway 121 and Alma Drive in Allen, Texas. Master planned by Gensler and positioned just south of McKinney, the project is intended to become a central hub for the City of Allen.

“The Strand on 121 in Allen is directly in the path of growth,” said Dan Bowman, CEO of the Allen Economic Development Corporation. “We continue to see strong office interest in the area and support this location as a corporate campus site.”

Hines has a long history in the Dallas market, including the development of the region’s Galleria complex, which originally opened in 1982.

Phase One of The Strand will deliver roughly 200,000 square feet of office space, 80,000 square feet of retail, urban residential units, and the initial sections of the greenbelt park.

All elements of the development will be connected by a 10-acre greenbelt and trail network designed to move people through the campus and link to Watters Creek, while providing a direct connection to the adjacent 75-acre Watters Branch Park.

Bob Johnson, whose family has owned the property since 1965, is partnering with Hines on the development.

Drew Steffen, Managing Director at Hines, said, “The City of Allen has seen rapid growth in the region over the past several decades, but the north part of the city lacks an identifiable socio-cultural hub. With The Strand, we are creating a new center complete with unique urban walkability, activated public space, parks and plazas and unparalleled on-site amenities.”

This development aims to combine corporate office space, retail, and housing within a walkable, park-oriented environment that enhances connectivity to surrounding recreational resources and supports continued economic growth in the Allen area.
