Massive Texas Retail Development Welcomes Tenants

In Dallas, One of the largest new retail developments in Texas has welcomed new tenants including a Target, H-E-B, and the state’s first BJ’s Wholesale store.

Dallas-based StreetLevel Investments provided a leasing update at Village at Gateway, a 152-acre multi-use development in Forney, about 25 miles east of Dallas. StreetLevel is developing the project at North Gateway Boulevard and U.S. Highway 80 with 750,000 SF of retail, entertainment, and restaurants in Phase I. The center is part of the 2,000-acre Gateway large-scale planned development.

Village at Gateway was designed by GFF, while Ridgemont Commercial Construction served as the general contractor. It is one of the largest retail developments under way in Texas, along with Texas Heritage Marketplace in Katy, a 165-acre multi-use development planned for 800,000 SF of retail west of Houston.

Forney’s population has more than doubled over the past decade to more than 40,000 residents, as stated by estimates from the U.S. Census Bureau and the North Central Texas Council of Governments.

“Forney is one of the fastest‑growing communities in the Dallas area, with exceptional schools, strong employment, and a rapidly expanding population, yet it has long been underserved when it comes to convenient, high‑quality retail and dining,” said Brian Murphy, Managing Principal at StreetLevel Investments. “We’re excited to deliver a destination that meets the community’s needs and reflects what residents have been asking for: soft goods, entertainment, full‑service restaurants, and everyday conveniences all in one thoughtfully designed location. This project demonstrates our commitment to investing in growing communities, and we’re confident it will become a vibrant hub for Forney and the broader region.”

In the Houston area, StreetLevel developed The Grid in Stafford in partnership with Provident Realty Advisors. The 192-acre multi-use project, located on the former Texas Instruments campus, houses a new Target store and Houston’s only Costco Business Center. The Grid is on Highway 59 and West Airport Boulevard in Fort Bend County.

Founded in 2011, StreetLevel Investments provides investment and development expertise for ground-up, value-add, and distressed assets. Its capital partners include high net worth individuals, investment funds, institutional investors, and family offices.
