Mortgage Firm’s Lease Brings Office Building to Full Occupancy

HOUSTON – (Realty News Report) — Sourcepoint Inc., a provider of products and services to the mortgage industry, has leased 34,852 square feet of office space on Beltway 8 in west Houston.

The building, located at 8101 W. Sam Houston Parkway South, is owned and managed by Denver-based EverWest Real Estate Investors.

Sitting on a 10-acre site, the two-story building totals 136,800 square feet and is now fully leased.

John Pruitt, Jessica Ochoa and Jack Russo of JLL represented EverWest in the transaction. Mia Jarrell, Bob Parsley and Darren Gowell of Colliers International represented Sourcepoint.

“The pandemic has had a notable impact on leasing activity across metro Houston, with many office users delaying long-term real estate decisions,” said EverWest Managing Director Della Wegman. “In times like these, a building’s location and operating condition are more important than ever. For Sourcepoint, a highly accessible Beltway 8 location combined with a building that EverWest has maintained in Class A condition provided the right combination for this significant lease commitment.”

Sourcepoint, a provider of technology-based solutions to the U.S. mortgage industry, will use the new space for mortgage underwriting, processing and closings. Already present in Houston, the company plans to move into the 8101 building in late 2020. The new premises will consolidate its current Houston operations and allow room for future growth.

The mortgage sector remained strong in 2020 as record-low interest rates—averaging below 3 percent in Freddie Mac surveys—spurred robust home sales and a surge in residential refinancings.
