HOUSTON – Construction is nearing completion on Eighteen25, a new apartment development by Allied Orion Group located in downtown Houston.
Designed by Houston-based Meeks + Partners, the building consists of eight residential floors sitting above three levels of parking. The site is positioned near the Pierce Elevated and the Co-Cathedral of the Sacred Heart, offering easy access to central downtown amenities.
Located at 1825 San Jacinto St., Eighteen25 is among several recent multifamily projects spurred by the city’s Downtown Living Initiative, which provides developers with a $15,000 per-unit tax incentive. The program aims to increase activity and economic vitality in downtown Houston by encouraging more residential development.
For years, downtown Houston struggled to sustain round-the-clock activity, and that lack of evening and weekend life made investors cautious. Incentives like the Downtown Living Initiative are intended to change that dynamic by attracting residents who will support local businesses and enliven the central business district.
Allied Orion Group’s new community includes 242 rental units across studio, one-bedroom, two-bedroom, and loft layouts, supported by 342 parking spaces. Unit sizes range from approximately 525 to 1,751 square feet and many units include private balconies and optional storage options.
“Eighteen25 is a true live/work/play community and offers young professionals a high-quality rental option with all the conveniences of downtown living,” says Ryan Meeks, AIA, Partner with Meeks + Partners.
Interior finishes reflect a modern, urban aesthetic: polished concrete floors, quartz countertops, stainless steel appliances with gas ranges, and 10-foot ceilings that enhance natural light and a sense of openness.
The building includes shared amenities designed for residents’ lifestyles. A landscaped courtyard on the fourth floor provides a park-like outdoor retreat, while the ground floor features a secure dog park and a dog wash area for pet owners.
Initial resident move-ins have already started. Final construction was projected to finish in the fourth quarter of 2017. Eighteen25 was designed to meet the criteria for National Green Building Standards Bronze Certification, reflecting an emphasis on sustainable building practices.
