Pearland Build To Rent Project Opens, Market briefs

In Pearland, Texas, Houston-based Wan Bridge will soon open Ivy Forest Estates, a build-to-rent community of upscale townhomes in Pearland’s Ivy District.

Now pre-leasing, Ivy Forest Estates will add a second residential option to the Ivy District, a 42-acre multi-use development in the Lower Kirby district. Ivy Lofts, a 335-unit apartment complex by Sueba USA, opened there in 2024.

The Ivy District is a development of America Modern Green Development LLC at the southwest corner of South Spectrum Boulevard and Highway 288. The company is a subsidiary of Beijing-based Modern Land Co. Ltd.
