RNR Real Estate Briefs from Realty News Report –HOUSTON – Transwestern Real Estate Services announced that Opportune, a global energy consulting firm, signed a long-term expansion and renewal for 62,535 square feet at Pennzoil Place, 711 Louisiana St., in downtown Houston. Opportune will occupy the 31st through 34th floors across the two-building property. Transwestern’s Tyler Garrett and Eric Anderson provided agency leasing services on behalf of the landlord, Metropolis Investment Holdings Inc. Lucian Bukowski of CBRE represented Opportune.
HOUSTON — Colliers Houston negotiated the sale of Avondale Highline, a 50-unit luxury multifamily community at 214 Avondale St. in the Montrose neighborhood of Houston. Colliers’ Jim Humphries, J. Todd Stewart, Chip Nash and Bob Heard represented the seller, UG Avondale II, LLC. The buyer was a California-based investment group making its first purchase in Houston.
HOUSTON — NAI Partners arranged the sale of Sunny’s Self Storage, a Class A, 93,455-square-foot facility at 1555 W. Grand Parkway N. The buyer plans to rebrand the property as a Life Storage location. NAI Partners’ Ryan DeGennaro represented the seller, Hetsun Properties. The facility sits on 2.5 acres and features 622 rentable units.
HOUSTON — Sealy & Company, a commercial real estate investment and operating firm, acquired 353,559 square feet of Class A industrial real estate in Houston. The seven-building portfolio, known as Beltway 8 Business Center, was acquired for an undisclosed amount. This closing follows Sealy’s recent acquisition of a 1.27 million-square-foot industrial portfolio in Wichita, Kansas.
KATY, Texas — Colliers announced that Grand Parkway Smiles leased 2,880 square feet at Royal Montreal Plaza, 2004 South Mason Road in Katy. Kimberly Lenardson and Hannah Tosch of Colliers represented the landlord, PCRIF Royal Montreal.
RICHMOND, Texas — Plato’s Closet leased 4,250 square feet of retail space on FM 1093 in Richmond. John Buckley and Jason Gibbons with Finial Group represented the landlord.
KATY, Texas — Weitzman is pre-leasing Porter Lake Crossing, a planned retail center at Porter Lake Road and Stockdick School Road in northwest Katy. The center will include three multi-tenant buildings and a 6,000-square-foot pad site, totaling approximately 40,130 square feet when complete. Sarah Thobae and Kyle Knight with Weitzman handle leasing.
CONROE, Texas — NAI Partners’ Jason Whittington arranged the lease of medical office space for Dr. Robert E. Neville in Conroe. The landlord, Conroe Shopping Center, LLC, was represented by Jim Bayne and Gary Warner with Investar Real Estate Services.
HOUSTON — Marcus & Millichap announced the sale of an industrial building at 7011 Brittmoore Road in Houston.
HOUSTON — Heartland Dental leased 1,800 square feet in Coles Crossing Shopping Center at 12330 Barker Cypress. The landlord was represented by Wes Miller of Wulfe & Co.
SUGAR LAND, Texas — FreeRolls Poker Club leased 3,000 square feet in Grand Parkway Shopping Center at 17211 W. Grand Parkway South in Sugar Land. The tenant was represented by Chris Sears of Forey Real Estate, and the landlord was represented by Kristen Barker of Wulfe & Co.

NEW BRAUNFELS, Texas — Worth & Associates, a San Antonio–based commercial real estate developer, renewed and expanded its lease with outsourced digital services and customer experience provider TaskUs at Worth’s Heritage Plaza business park, 1650 Independence Drive. TaskUs’ headquarters now occupy more than 80,000 square feet in the project. Wills Bauer and Randy Cooper of Stream Realty Partners represented TaskUs, and Shawn Gulley with Worth & Associates represented the landlord.
LONGVIEW, Texas — DWG Capital Partners, a Los Angeles–based commercial real estate investment firm, completed the acquisition of the M. Roberts Media headquarters and production facilities from MAG Capital Partners. The fully occupied properties total 124,417 square feet and are located in Longview’s central business district at 320 E. Methvin St. and 325 E. Tyler St. Dugan Kelly of Kelley Clarke PC represented DWG.

WINTER HAVEN, Fla. — Coca-Cola Beverages Florida, LLC expanded its Polk County presence by purchasing a 407,000-square-foot warehouse within Winter Haven’s Central Intermodal Logistics Center. The purchase includes 37 acres of land.
SALT LAKE CITY, Utah — An affiliate of Walton Street Capital acquired a 95-unit boutique apartment community at 385 South 400 East in downtown Salt Lake City.
DALLAS — Crow Holdings announced that its multifamily development arm, Trammell Crow Residential, has partnered with Marcus Partners of Boston to develop Alexan Harrison, a 450-unit multifamily community in Harrison, N.Y.
FORT COLLINS, Colo. — JLL Income Property Trust acquired the Pinecone Apartments in Fort Collins, a 13-building, 195-unit community, for $52 million.
CELEBRATION, Fla. — Versity Investments, LLC acquired Astoria, a 2015-built multifamily property in Celebration. Versity CEO Blake Wettengel said the asset is the company’s first multifamily acquisition and is currently 97.1 percent leased. The property was offered as a 1031 exchange.
CORAL GABLES, Fla. — Patrinely Group announced that Snowden Capital Advisors, a New York–based wealth advisory firm, signed a 9,568-square-foot lease at Columbus Center in Coral Gables. The 10-year lease nearly doubles the firm’s footprint, adding 4,568 square feet. Columbus Center, at 1 Alhambra Plaza, is a 263,000-square-foot office and retail complex.
